Building A New House

Apologies if this is a dumb question,
We're looking at an area that has Home & Land packages .. , lets just say from company: Willy Wonkas factory for example.
Would it be better to buy a H&L package from them.. or buy a plot around the corner from the developer (as part of next stage land release).. then approaching Willy Wonka for the build only ?
Assume we want to build with Willy Wonka either way.
I was reading some articles online suggesting that H&L packages include a decent commission which you could save on if buying the plot from the developer direct, then building aftewards if that makes sense.
Thanks in advance.
