We are planning a knockdown rebuild and wanting to know rough costs involved in building over the sewer line. I believe it will need to be encased? Iām imagining this can be quite costly so trying to weigh up if we should stick with the house plan we love and pay extra to build over the line or try to find someone smaller that will fit. Most sewer lines would be easements in which case you can't build over it and you certainly can't encase it. You have to keep any structure away from it so as to facilitate full access to that line at all times. My block has the sewer line about 2 metres in from the rear boundary but I knew that going into the land purchase and made sure the block was long enough for the house, a rear yard and then allowing for the easement. So unless we are not understanding something here, your house would have to go in the front half of the block and you will be left with a large backyard. Re: HELP!? As for price there is no easy answer if its deep and or a very large diameter pipe its going to be very expensive. If its shallow and small diameter it may be fairly cheap. To build over, or even close to a sewer line you need to get the foundations below the pipe (see http://anewhouse.com.au/2012/01/building-on-pipeline-easements-or-close-to/) so its not just protecting the pipe you could be paying thousands more for foundations. The OP doesn't tell us which state she is in. Sydney Water lets you build over sewers as long as you concrete encase the sewer and any foundations are piered down past the Zone of Influence ( ZoI ). Manholes no, that is a different kettle of fish entirely. That is Sydney Waters access point for maintenance etc and they need 2m in any direction for access. All that info is on their website.
