Domaine floor plan has a hybrid frame (Steel frame with wooden frame for the roof) where are Burbank is all wooden frame. Not sure if the Hybrid frame will still be noisy due to the sydney summer heat. Unable to decide.

660 sqm block. I want to put a granny flat and if I opt for the burbank floor plan you don't get to see the granny flat from the main house which may mean more more privacy.
I prefer the flow of the Burbank

I don't really like the Burbank one (and I'm not saying this just because Burbank was a real let down in my previous experience with them) but I don't really like having a lounge just beside the front door, separate from the rest of the house - I have no idea what this lounge would be used for. Also, I wouldn't want the Alfresco to be in the middle of the house, separate from the garden at the back of the house; I'd want the Alfresco deck to flow into the garden.
Having said that, I'm similarly not convinced by the Multi Purpose Room in the Domaine floorplan. Seems to me more like a NPR (no purpose room). Have 4 separate living areas in a 30 sq house seems totally excessive.
Personally, I'd look for another plan...

My suggestion is always going with double glazed windows as it will cost far more expensive to add on after build. It will keep the house warm in winter and cool in summer.

This looks much better! The area near the entry and Bed 1 is a little awkward, I would suggest reconfiguring the space as shown. 1.2m is very narrow for a walk in pantry…
