Interesting comments regarding the architect and l get your point that the level of detail provided to builders to quote a custom build must be thorough. Here is what was provided: - Architectural design drawings - All internal drawings - 11 page tender specification document - Further 3 page tender clarification document - Engineering drawings/specs - Soil report The level of data/information to provide is always a contentious issue.. how much is enough... and what is too much Needless to say 1. The first stage is an approximation..define cost Boundaries ie engineering, siteworks,etc 2. Put the builder to the test, it hasn't cost him anything, as you are providing them all the data 3. Don't waste time and money if warning bells are going off 4. Beware of "we cant do that at this stage, you need to pay a deposit and work through our stages", This is generally code for cost gouging later on, again the data comes in handy for checking 5.6.etc chrispowell I would have thought that is more than enough details to provide a detailed analysis and bid...but unfortunately it was a waste of $1000 and we never got our refund. Horrible to deal with, not what they say they are and their houses are not built to standard. Blacktea2sugars chrispowell We engaged Hallbury Homes to quote our custom design home with detailed plans & specifications from our architect. To do this we unreservedly signed an agreement for Hallbury to tender building our home and paid a $1,000 fee. I did so under the impression that a professional business like Hallbury Homes would as they stated in their correspondence "prepare a detailed tender for construction of your project and will ask the sales rep to confirm his availability to present this to you" based on the scope of work items listed below: • conduct a site inspection – DID NOT HAPPEN. • obtain site information relating to the title and planning scheme – NO DETAIL PROVIDED. • analyse supplied floor plans, site and soil reports, planning permits and engineering – DID NOT APPLY SPECIFICATIONS PROVIDED. • structural analysis – DOUBT THIS HAPPENED. • feasibility study and quantity survey – LACK OF DETAIL AND INCORRECT SPECS. • establish your specifications and inclusions – DEFINITELY DID NOT HAPPEN. • prepare a Preliminary Cost Estimate confirming all inclusions and Estimated Build Pricing What we ACTUALLY got was a rushed half-baked quote lacking in detail, not following the building specifications and a salesman who had never seen the job details before and therefore completely unable to present anything of value too us. Several factors have made me concerned that the latter has occurred. The lack of contact (1 month delay in getting a response from anyone at Hallbury after paying the $1000), the minimal details availed to us, and the admission from the Sales rep himself that he did not know the details of the quote nor the project (which was the complete opposite to why we paid the $1000!!!) as well as admitting that "Hallbury Homes had not done a good enough job and you should be receiving a full refund", all point to the fact that I have not obtained what I paid for. The meeting with the sales rep (David) was certainly the most disappointing given the hour to drive to the meeting and for him to tell us after 5 minutes "probably best you chose the other builder you are working with" which led him to suggest the full refund. When the $1000 was paid, an expectation is set given what the scope of works listed, unfortunately this was certainly not delivered. We waited for 6 weeks for a plan after paying a deposit (which was actually more than what you paid), already had our own surveys and soils from our initial inquiry waftam disaster with CG. Estimating team was a man down apparently, due to paternity leave (which I guess the company should have been well aware was happening, but anyhoo). Design came back uncosted after I told them we weren't continuing. Suddenly, there was a whirlwind of activity. Flurry of emails, 3 calls (to message bank) from one of the directors. Invitation to the cloud file to view our house virtual tour 3D (Which we did days later and did not love, wasn't going to work) We walked away because if there are problems like this early on, doesn't bode well for the rest of the process.
