We are about to sign our building contracts in a few days but still haven't been to the gallery for our colour selections. Builder was supposed to organise the gallery appointment before the contract signing date but this did not happen and we are a little confused. I called our CSC yesterday and was told that it is still OK, but will leave some things out of the contract for the gallery appointment. I asked the CSC if we were going to get shafted with variation costs etc. and was told that it won't be the case due to our situation. I will demand this this in writing when we sign contracts just to make sure otherwise won't sign anything. Anyone have a similar experience ? should we sign away or wait ? It needs to set out all the things you and the builder agree to without any exceptions. Karma - what goes around comes around sooner or later...... Re: About to sign away!! 3Apr 07, 2009 12:05 pm if not wanting to do variations and pay the extra when you select colours - can you put in a provision of funds in your contract, for any upgrades that you may choose in colour selection. We did all of our colour selections after contract. We put a provision in our contract so we could borrow that amount from the bank, and didnt have to pay variation costs or upgrades when we selected them. they just use the provisions. Also that your titles are expected in May. Considering that your contract documents are ready and land titles in May. Whats the hurry to sign the contract ? I can understand regarding FHOG but if your contract is ready to sign in April ... u can wait for a couple of week. The reason I am saying this is that some selections can effect contract and drawings ( for example if you taking concrete driveways, upgrading to tiled shower bases etc they need to show up in the drawings). Its possible to manage these things as PCV however I would fear confusion because of different drawings. Depending on your circumstances I would suggest push to have a color appointment prior to contract signing and if you choose otherwise, please ensure they put it in writing that you can add color selection upgrades without any admin cost. A variation fee won't apply because the working drawings won't be drawn up till after the gallery appointment. So I've been told.... will demand this in writing. Building the Parkside in Carlingford - Signed building contr 6May 03, 2009 11:14 am Thought i'd update this thread, we have signed the contracts, selected colours and now awaiting land settlement which is due in the next two weeks (fingers crossed).
We are building the Parkside by Simonds in the Carlingford estate located in Lalor. We have selected the colors etc. and can't wait until we see some progress. We were very excited the other week to find out that roads and street signs had been put up so we could now drive up to our lot! Soil tests were not conducted due to the site being inaccessible at the time, however the site costs are fixed and are based on a H-Class waffle-pod slab. States in the contract that site costs are subject to change based on final soil test. What can be the worst case scenario ? im pretty sure a H-class slab should cut it but what are the costs associated with changes in slab type ? That must be the site of the old Lalor golf course? Looks like a great location in terms of shops, schools and transport - as long as you're not right next to the freeway. I'd love easy access to those bike/walking paths.... Re the site costs, it's impossible to answer your question. Every block is different, and it can depend not just on the soil type and slope of the block, but on the size of the house, proximity to sewers or other services, whether there's rock present, tree roots, and so on. It is a clay type soil and rock is evident in the area, hope our site costs don't creep up too much. Also noticed you have the same bricks in one of the other threads, they look fantastic especially with the off-white mortar, think we better upgrade from the standard mortar! Having grown up in the area and being familiar with it's surroundings, we couldn't be happier with the location. Plans have also been approved by the developer so once the land settles our builder will apply for a building permit. Anyone know how long this process generally takes ? and how soon after should I expect to see some progress on the block ? Our plans were with the developer for around 2 weeks and we were beginning to get nervous thinking they wanted certain things changed as most developers these days are pretty strict with their standards. Our experience with the builder/developer so far has been cordial so we hope everything runs smoothly with the council. Fingers crossed.
