I've spent almost a year (whilst waiting for the land title release) to check out the volume builders - won't name any here, but I guess we all know which ones they are. From conversations with friends who built with these volume builders, it seems to me there is a greater chance of facing problems when building smaller houses - possibly because they subcontract to less-experienced builders?? I think most of these companies divide their range of houses into small (19 - 24 sq), medium (25 - 30 sq) and large (>30 sq) - whatever term they call it. The bigger the house, the less problems we tend to have. Is this really the case? Maybe I'm just being too suspicious. Petal, 54sq PD house = problems, VJ, over 40sq with M = problems, mattwalker, 43sq with CH = problems, Kryton is building a smaller home and has had a lovely build. (Can't recall the builder...) I've noticed a trend lately with my builder that the bigger more expensive houses seem to have the best workmanship and the houses that suffer the most tend to be the smaller ones. That may well just be my paranoia but it seems the attitude of what's acceptable changes according to what house is being built. The larger houses that come to mind have had their fair share of problems but in general the quality has been of an exceptional standard. A work colleague of mine built a 47 square house in my estate through the same division of my builder and the quality blows my house away in every way. There are things on my house that it appears would not have been thought of as satisfactory on his. His was actually built quicker than my 29 square house too if you can believe that. I don't think it's a matter of less experience tradesmen working on smaller houses, I think it's more a case of the site supervisor/ builder deciding if poor workmanship is acceptable and worth rectifying based on whether the cost of the house fustifies it. i.e. These people are paying 300k for their house so this crap brickwork is not good enough VS These people are paying 150k for their house the brickwork is sub standard but they are not building a palace... A different treatment of customers based on how much they are paying? Sounds like the way the world works to me, why would builders be any different? Re: smaller house built by apprentice builders? 4Sep 24, 2008 10:38 am I'm building a 23 sq house and no real problems, some minor hiccups to do with things being mis-interpreted from plan, all rectified, no issues with workmanship.

Sounds like the way the world works to me, why would builders be any different? That shouldn't make any difference to the quality of your build. For example if you are building a 20sq house and paying $10,000 per square and another person is building a 40sq house at $10,000 per square the build quality should be the same as you are both paying the same.
