Browse Forums Building A New House 1 Oct 02, 2019 11:13 pm Has anyone had any issues on tiling. I have a pretty inclusive package but because I went a 450 tile instead of a 400 standard I am getting hit with an 8k extra I am tempted to pull all main floor tiling out and sort after handover. Has anyone done this? Re: Building a new home in W.A. 2Oct 03, 2019 12:25 am Sorry I can't offer any advise.. 8k sounds like a hefty mark up. I'm looking at doing my own flooring to cut costs, but not sure yet as I'm still deciding because my build timeframe would literally leave me with 6 days after handover before I have to hand my keys back for our rental property. Re: Building a new home in W.A. 3Oct 03, 2019 1:53 am How many rooms is the builder actually tiling? (You could compromise and have 400mm tiling in the laundry, would save you money and probably not such an important room to worry about upsizing to 450mm.) So the “included” is all main floor tiles excluding theatre, bedrooms and wardrobes. It’s a 400 standard builder range tile. Weird thing is most tile shops don’t have 400 tiles. I either go in again and see if I can live with a 400 tile choice from the builder range or do tiling after handover. The allowance for the main floor tiling is 4K. The 8k is the extra. Re: Building a new home in W.A. 6Oct 03, 2019 8:05 am Yes I think they under allow then pull it back in at Prestart. Ouch, Do the tiling after handover but First, check your Wall and Floor Building Tolerances If you are to pull out then you may be stuck with the base rectification issues after Hand over hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building a new home in W.A. 8Oct 12, 2019 12:32 pm Are you considering upgrade to bathrooms, toilet and laundry as well as main flooring? If so, make sure its stated in the addendum. We upgrade our tiles to the main floor which included the laundry, but it was missed in the addendum. Luckily we spotted the error and had it corrected before moving forward. Re: Building a new home in W.A. 9Oct 12, 2019 12:55 pm Tiling yourself can be dangerous if you have any plumbing or waterproofing issues in the future. If the builder does it then they will be accountable and will need to fix any problems. If you do it they can easily blame you and make you accountable. The same goes for wall painting. I would recommended either finding a smaller tile or paying up. It could save you a lot of headache later on. Re: Building a new home in W.A. 10Oct 13, 2019 7:47 pm You cant take the tiling out and do it after handover, the house isnt fit for purpose if you did.
