We got the kitchen joinery, wardrobes and laundry custom made through a local joiner. It took him couple of days to install onsite. He made and assembled bits of it at his workshop over last 3 months. He is a one man band and nice guy. Has a huge workshop warehouse next to his house as he lives on a farm. We still have to have fridge cabinetry to be installed, benchtop, toekicks, side panels, a bookshelf in front of main kitchen island which he already has made but we are waiting for the laminate flooring to go in first which is booked for 15th June before kitchen joiner can install all those. I don't know why in Australia/NZ virtually no one is installing flooring first before installing kitchen and built-in furniture. Same applies to tiling after vanities are installed. I had to make a special request to our kitchen joiner to not install side panels, benchtop, toe kicks, fridge frame and also to install wardrobe lifted above the ground. The sales rep at flooring company I have been dealing with is awesome to deal with. She advised us to get laminate installed first before above items so flooring installers are not doing uneven undercutting or side panels etc. It is easier for kitchen joinery to leave 2mm gap from ground of side panels so it does not touches the laminate allowing laminate to contract and expand in different seasons without buckling. Power to inside of house has been turned ON from today by the electrical lines company. All the hallway lights are tilt models and they are spreading really good even spread of lights on both side of walls in the hallways so we likely did not need to buy the art lights and run power cables for it but oh well, it will make the hallways more brighter and we can hang more paintings and photos on walls and feature with them lights. External lights have been installed in the wrong colour black when we requested grey charcoal. Our sparky is really good and is arranging for the exterior cover to be changed to our colour choice. Oven in the scullery has been installed. Base for decking has begun. The alfresco fan is an import from Australia. We will not have the furniture delivered until 3rd week of September. Our likely move in date is 16th July. Got 1 x of Zaza Package 1 Deep and 1 x of Zaza Package 3 Deep. Both in Prestige leather but different colours. We went and measured our living room and media room space few days ago and decided to begin with we will just put a single chaise sofa for now in living room which is the Package 1 Deep in Palomino colour and media room back wall be covered to the max almost with the Package 3 Deep width in Saddle colour. These were so comfortable to sit on in the showroom but they only had them in the fabric version on display. We did get to sit on the leather version we have selected on their Jasper II model. They are also very wide and long enough to easily sleep 2 people on each sofa. Also received our 2x Sonos Five in mail today as it’s the official launch day for their new products in NZ. We will place one of each vertically on each side of the cooktop towards the end of island as possible and play them in stereo. These sound amazing. Today the builders were doing deck framing around the front main entry exit and laundry/garage exit area. Decking timber will be delivered on Thursday. We went with Accoya for decking timber coated at the factory with a single coat of Wood X clear base oil on all 4 sides. The tilers have finally started today. As per their recommendation, we will be installing the floor tiles horizontally as well just like the wall tiles. The tiles will be installed in 1/3 staggered bond format as that is what we saw recommended online for tiles the size of 1200mm x 600mm A cockup from our builder and tiling company. We specially imported 800mm wide with 111mm long shower recess channels from Australia which arrived before COVID-19 became mainstream in Australia and New Zealand. We provided the specs to our builder and tilers that this is what we want with these dimensions so the question we asked was 'will this work with your install' and they said "yes" Today I found out that the guys that did the waterproofing sheet install were not told about our custom shower recess channel specs so when they laid their waterproofing sheet on the floor, they did not take the custom length into account which is 40mm longer than normally what most people install so we have had to settle with their supplied shower channel system which ofcourse after an email to builder and their apology we will not be paying for and our purchase has gone to waste. Our Australian imported 200mm wall vents that we got pre COVID-19 as these were not available in New Zealand have also been accidentally put in the rubbish a while back as they cannot be found anywhere on site so the builder will paying/supplying an alternative that is available in NZ which likely will not look the same that we want although we can live with this and can swap it ourselves later as it's easy to remove the grill and install a replacement. These are our first Sonos purchase of any kind and the timing worked out with the new Fives announcement so more processing power and newer WiFi chipset so should last their upgrade cycle a lot longer. We got lucky as my friend had a dead pair of old Sonos amps from 2006 and he provided me with their serial number and we got 30% off these 2 x Fives. Luckily in NZ, the Sonos upgrade program only requires valid serial nu ber that has not been used and we can keep the old device still with us whether it works or not so very happy about these. The big size tiles laid in 1/3 staggered bond layout looks great and the light colour of tiles on floor should avoid showing any water staying marks on the floor in shower area which our tiles supplier strongly recommended getting as they went with darker coloured tiles for their floor and after shower with little water still staying on the floor, the marks become very obvious when it dries out. Wall tiles and kitchen splashback tile should be done next week. Decking framing all finished now back exits, laundry/garage exits and front main entry exit getting decking. Our sparky has been awesome. He added a nice little touch and spray painted the conduit for external power points that we have attached on both side of the house fences in black colour as well to match the fence colour. Our front and surrounding temp security fence has now also been removed. Your King furniture choices are making me swoon, those rooms will look magnificent! Yeah we will stand these vertically one on each end of the induction cooktop benchtop. The holes inside the red marked area are for double power points to connect the Sonos each so this will leave a spare power point on each side to plug another appliance in. We also got both sides done with 2 x high power USB charger ports built into the double power point so we can charge phone or watch video of a recipe on tablet while its charging without disconnecting anything else for power point use. The Sonos are great as you can remove one or both and place it anywhere else inside or outside the house where there is a power point and start streaming music over WiFi from your music streaming service. The external double power point is available in black or white colour in NZ as you have mentioned as well but the flexible conduit is not available in black so that was the only part that was spray painted black. Re: 100% Pure New Zealand. A Kiwi build journey 54Jun 20, 2020 4:20 pm Tiling in completed in kids bathroom 100%. Guest WC tiling on walls completed 80%. En-suite all tiling has not started yet. We went with Metaline Steele Matt 1200 x 600 for floors and most of the walls and Metaline Iron Matt 1200 x 600 for vanity facing walls in en-suite, kids bathroom, guest WC and also kids bathroom bathtub wall. Really worried about the bathtub which we have had in our current house for number of months now stored in garage and I have asked the builder multiple times how they plan to take it into the bathroom. It is 200KG so we are going to have a crack at lifting it up from our current house garage into a truck which has no tail lift and then unload it inside garage of new build with 3 people. I have my doubts but we will have a crack at it. Also I feel like there is quite a bit of Grout haze left on the tiles and they need a good wipe from damp cloth. I was reading online and you have max 7 to 8 days after putting the grout on to be able to use a damp cloth to clean tiles really well to bring back their actual look else you have to resort to using some hard chemicals after that so I will ask the tiler whether they will be further wiping the tiles in kids bathrooms, en-suite and guest WC in the coming week or not otherwise we will go down ourselves and give all tiles a good wipe with a wet damp cloth. Toilets and both cabinet mirrors have been delivered as well. We are going with a 1200mm wide cabinet mirror in our en-suite which has a 1500mm wide vanity with double basin and 900mm wide cabinet mirror in kids bathroom which has a 1200mm wide vanity with single basin. The flooring guys levelled our floor where required in rooms specially around where the sliding door joinery is as the laminate install is also starting on Monday. A Kiwi build journey 55Jun 26, 2020 5:35 pm Laminate installers have been hard working at the site for past 4 days working till late nights with their own night lights. Tonight they will be working until midnight and working tomorrow as well on Saturday to finish it off so from Monday kitchen joiner can come in and install the toe kicks, end panels etc and measure for stone top bench. We went with Quickstep Majestic laminate in the Desert Oak Brushed Grey colour with their Combilay quiet underlay. The colour in person looks lighter than what photos show and it looks really great in person. I walked on it bare feet and it did not feel cold as I was expecting it to be. Tilers only have a days work left. Met the driveway contractor today onsite to finalise the pour areas and dimensions as he is also starting from Monday. Next week a whole heap of work should complete. Driveway, Air Conditioning, Plumbing, Laminate. We bought a robotic vacuum as well today. We created a specific area for it early on with the kitchen joiner in the laundry room with a power point behind it so it can park itself out of anyone’s way charging and deploy itself to clean the house as per our schedule. Firstly, just want to say that we really love your material palette and design. The brick, vertical cladding, concrete all look fantastic together. We are about to undertake a pool and deck build and I am sold on the long term benefits of Accoya. We used it on a smaller deck to test and it was fantastic to work with and provides a very different look to the more standard Australian timbers (usually red or brown in tone). I used Spax-D decking screws too which were great. I noticed you were using Accoya with Wood X and also Sioo:x on your cladding and wondered if you had any experience or knowledge to pass on regarding the use/treatment of Accoya? Unfortunately we're unable to source Sioo:x at the moment but even if we could, the advice we've received has varied:
We prefer a natural finish, silvered, weathered, but it seems that the Accoya might benefit from a clear treatment that helps keep mould at bay, which is why I thought Sioo:x might be good. I am glad you like the house design and materials selection as well. First of all just like you we decided very early on going into a new build that we want the natural finish that gracefully silvers off under weather without applying any colour stains to our cladding or decking. We only used the Sioo:x coating for our wall cladding which is a product from a NZ manufacturer called Abodo. We went with their Vulcan cladding which is their best profile that they have to offer in the Sioo:x finish. They provided us with 2 different types of Sioo:x coats to apply to our builder before the panels were installed. The first is a wood protection coating and second is a surface protection coating. The Sioo:x as you are also aware is mostly for the UV and weather protection that is very harsh in NZ. Every 6 years I just need to re-apply the surface protection which I have plenty left of and the UV coating will be good again for another 6 years. https://www.abodo.co.nz/products/timber/vulcan-cladding Abodo and Accoya are the same underlying wood which is NZ Radiata Pine. The difference is that Abodo is cheaper since it's processed in NZ but still thermally modified to the core just like Accoya. Accoya is NZ Pine that gets shipped back to Netherlands, goes through the thermal modification process and then shipped around the world but Accoya's specific thermal modification process goes a step further in that they do acetylation on their wood which is next level. Accoya is basically a magical super wood with crazy good properties. So we decided to use Abodo for our wall cladding as there is a lot of it and it's considerably cheaper than Accoya since it's processed locally in NZ where Accoya makes a round trip back to NZ to be sold again and it's 80% of Accoya's quality. We decided to use Accoya for our decking because we will walk and run on it compared to Abodo which will just sit attached to the wall so the 50 year guarantee that it will barely contract/expand (less than 1%), not rot and no mould was a winner for us. Your UK rep is correct that Sioo:x does not matches Accoya because Sioo:x is water based protection. You want oil based protection like Wood X for Accoya. You don't actually need to coat Accoya as rightly stated by your Aussie rep to still have the same 50 year guarantee but the benefit of oil coat on Accoya is purely for aesthetic reasons as it brings out a nice more refined look (just a single coat is enough although it depends on the oil brand that you are coating as some may want 2 coats) Wood-X is really great (https://www.wood-x.co.nz/colour-range we went with single coat of Clear Base on all 4 sides of Accoya at the factory itself) as it has a lower viscosity than most oil products and is clearer and more refined and will still penetrate the surface fibres of the timber. Heavier or more viscous products will likely just sit on the surface and are not as readily absorbed and they will congeal and leave a residue. If you really want to oil your Accoya, I would strongly recommend sourcing the Wood-X in clear base from NZ or see if anyone in Australia sells it else ask your Aussie rep for a recommdation based on what kind of oil you want to apply to it that is available in Australia but rest assured you don't need to oil it. The Spax decking screws are excellent quality. If you have not already, I would recommend getting the 316 SS over 304 SS versions for both your decking and pool areas. The Accoya will keep your maintenance to very minimum of any other decking timber. Once your 12 months are up, just pressure wash it carefully from a distance so that you don't start to damage the timber fibers and apply oil if you want to but you don't have to unlike with other decking timbers. Our natural timber colour of Abodo Vulcan was very dark brownish when it was first installed that you can see in one of the photos and I will post a photo later but it's now very light blondish colour aging off naturally and this is after 5 months. In 3 years, it should silver off beautifully but the Sioo:x is protecting it from very nasty UV in NZ that we have. I hope this helps. Let me know if you have any other questions. ps - If you don't mind me asking, what is the per sqm or per lineal meter rate for Accoya in Australia? We paid NZD $23 per lineal meter and we needed 434 lineal meter which is roughly 60 sqm and it costs us just a tiny bit over $12k for our decking timber. This was the most expensive decking timber and this is for their 140mm x 19mm profile as we wanted wide and long decking boards for the look between 2.8M to 4M supplied lengths. Abodo also does really great decking called Sand which was $3k cheaper but the profile dimensions were too small and they are supplied in shortly lengths. If you want another decking timber that will last you around 15 to 20 years then Garapa is also really good. Much less bleeding compared to other decking timber and half the price compared to Accoya but also required 12 monthly maintenance like oiling and also half the warranty (note - not 50 year guarantee like Accoya but just a 20 year warranty) Re: 100% Pure New Zealand. I like that it has some anti-fungal properties as well. The small section of Accoya we've laid already does tend to pick up a bit of surface mould (not in a sunny spot). An email to the Wood X head office today was a bit disheartening as they replied and said they don't supply to Australia (or do sample pots). I'll get a hold of Resene locally and see if I have any luck through that channel. Will also keep an eye out for any progress photos you send. I haven't bought the Accoya yet but I was quoted AUD $23.10 (NZD $24.55 using mid-market FX rate) l/m for 110m2 of decking @ 140mm x 19mm. I didn't specify lengths so that's a handy takeaway for me as well. Note that this does not include any factory coating system. That's interesting info on the round-trip to Netherlands - you'd think some enterprising soul would start performing the acetylation process locally.
