Browse Forums Building A New House 1 Sep 01, 2019 9:22 pm Hi Everyone, I am building my house and there is corner cut as per attached photo (red circle) and builder is asking $3000 for that cut as they need specific support structure for roof etc. just to confirm is this cost legitimate? or $3000 is correct cost for that corner cut. Many thanks. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Build Query - Corner cut 2Sep 02, 2019 8:56 pm Hi Kmza, Could you please provide further details? What was the design before it was amended to the corner being cut? Is this a corner block? Is that the primary or secondary facade? What cladding is on the outside? What roof system (colorbond or tiles)? Do you have a full image of the floor plan sited on your block etc. Pretty hard to tell from just looking at this. I'd ask for a detailed explanation as to why they are charging an additional fee for this and then go from there. In order to provide minimum open space area, they need to build wall like this on corner side not straight wall. And as per them it's cost $3000. I don't know what special in it which cost us $3000. So if what you mean is that the wall from the Kitchen did go all the way to the back of the house and you started with a normal rectangular roof line, then yes Id say the $3000 maybe reasonable. Re: Build Query - Corner cut 5Sep 03, 2019 8:51 am Kmza If you have cut the house smaller then there should be a credit? That hip adds several hundred dollars to the Build, that's all the trades will be paid while the extra goes to the builder IMO, Yet another reason to get planning approvals before you get 3 builders to quote During the Perth Building Boom, Builders here were charging $600 just to accept a variation ie changing the Taps+ Taps changeover ($50?) BTW, mark up the plan in red pen the more info you put in the better the answer, it also helps others OT That is a major variation which can void the building contract, I would call his bluff and negotiate a much lower price Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Build Query - Corner cut 6Sep 03, 2019 9:57 am StructuralBIMGuy @Kmza If you have cut the house smaller then there should be a credit? Please sketch that, here is another example illustrating ( Sketch over photo, try some of the apps, upload) add before and after Thereby you can estimate costs,ie. add window, delete ext leaf wall, etc,etc Re: Converting alfresco to a bedroom / study room As I said previously the better the information, the better the reply hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs 2 7191 There is no reason why building contract reconciliation cannot be done prior to handover, if the builder won't do it get someone to do it for you. Why would you pay for… 3 6688 PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Cheers Simeon 1 10244 |
