What is the normal double storey home height ? We went to our council for a planning permit - the new height restriction for double storey home is 7.5m. We are 8m - so have to apply for a permit that may take 2 months - So yet another hurdle in this building saga. As per the rules for our area:- We cannot cover more than 40% of the land We have to build a home that is at least 26 squares. The height has to be under 7.5 m They are recommending a town planner to help prepare why we exceed the height and justify why they have to accept it - Is this normal? Our council in Sydney is much like yours. We are not allowed to cover more than 50% of our land with livable space including garage, veranda, etc and floorspace on all floors. Our council also has an overall height restriction of 9 metres for two story houses, and a plate height limit of 7.5 metres. The plate height is from ground level to the bottom of the eaves. In our case most of the project homes fit this criteria, but we are doing a custom build so it was easy to adjust roof pitch etc to get the correct height. I doubt our council would have approved anything higher than the restrictions. Is that what you meant? There are no restrictions for front and rear setbacks in regards to height in my council. We went to the council - Looks like a neighbor down the street who is building a Dennis Family Home has got a dispensation for height - reason dispensation was issued because other houses in the area exceed the height of 7.5m If that is the case why does the council insist on this rule ? I just learnt this the hard way but i thought i'd share it with you and everyone here. I left dealing with the council to my builder and they sucked and it took 7 weeks. I spoke to my brother about it and asked him how he got around it when he built his house, he said he took it down personally and spoke to the people there, lucky for him he only needed a dispensation for front setbacks and got his neighbours to sign it plus all the required documents and they did it on the spot for him. good luck mate smeags. As ur brother did we have attached relevant documentation images etc etc The council person said we would know in 2 weeks who would handle our file After that we would know how long the process is.........
