Esp since the fridge is going to protrude into the entrance of the kitchen. When you say a double door fridge do you mean a French door or a side by side? Because French doors still have full sized freezer doors that need room to open, and to pull out the drawers. I like the small footprint of your design. How many ppl will be living here? Re: Floor Layout help 8Aug 29, 2019 9:17 am Most dining tables are 1m across, allowing for chairs either side and also space to walk around the chairs when people are seated, I don’t think you will have enough of a gap between the island bench and your dining setting. So then your dining setting will push into the living room space and will be too cramped. Your dining setting also blocks the sliding door to outside. One solution would be to remove the island bench. Living/dinning width will be 5.3m , by adding 0.2m from kitchen, it will become 5.5m which can cater 2 seater (2m) and 3 seater on back yard and dinning table(1m) parallel to island bench. I think in this setup we can manage 5.3m or 5.5 m. what you reckon. Then you have something to compare to. Other option is to reduce the bedroom 3 by 200mm so you can move the kitchen to the left and increase the living/dining space by 200mm. Having said that I can’t stand volume builders and salespeople encouraging big McMansions so “everyone has their own private space”. Families are supposed to spend time together, private space can still be attained by retreating to a bedroom. With this plan I can’t see the living/dining working and considering it’s the only living space it needs to be exceptional. Your layout of the couch relative to the tv will be a pain in the neck (literally) for anyone seated along the backyard wall trying to watch tv. If it were me I’d actually extend the island bench and make it the primary dining and then place the tv on the backyard wall and place the sofas accordingly. I wouldn’t reduce the other wall under 4m so not sure if that gives you much more living space. Re: Floor Layout help 18Aug 29, 2019 11:10 am Again crude pic but gives an idea. You could have a larger vanity and/or shower or even enclose the toilet. I’d put the toilet where the shower is and enclose it and put the shower at the bedroom end. The rest of the space between the enclosed toilet and the shower would be a vanity, maybe even fit a double vanity. I’d reconfigure the entry into the master so it doesn’t open directly off the living and then access the WIR via a door and then from there into the en-suite which would be simple walk thru no door. Depending on how big your dining table is, if you move the pantry to the side wall of the kitchen, you still have heaps of bench space, but it frees up space for a smaller table and then the living is more flexible and room to play with. I flipped the door to the master bedroom to the back wall which gives better flow along that wall and it won't feel like your bedroom is in the middle of the living area. I also moved the door to bedroom 2 so there is direct access to the bathroom (like it's own wing) and changed the walk in robe in Bed 3 to normal robe and added a linen to the hallway. With 2 linen cupboards, the one in the garage could then be used for storage. If you make the toilet room about 20cm shorter (because you have a cavity slider), then you can recess the fridge into the wall. I was referring to the amount of circulation space in the kitchen. So yes, 1200 is big enough to open the freezer drawer, but when you’re kneeling there rummaging around for that frozen steak that’s fallen down the back, no one is going to be able to get around you. Am I seeing that you have two double sinks in the kitchen? That suggests you will have more than one person working in there at a time. But you may well be happy to compromise on that, and that’s fine. I like the idea of extending the peninsular to make it a dining table as well. Get rid of the dining table and extend the peninsular into the living area. But I see you also intend to convert the garage into another living area, so that’s another reason not to squash everything into this space. Possibly both depending on the sizing.
