Thrive VS Domaine VS Eden Brae homes

Hi,

I have 15m width * 31.6m depth 474m2 block at Wallis Creek. My land are not registered. (Aimed to March 2020)

According to developer's contour, driveway (around front 6m depth) area is just 1m - 1.4m slope and remain 25.6m depth are level(flat).

Left hand side driveway area is 1m up, and Right hand side driveway area is 1.4m up from road.

I am thinking of three house designs at the moment.
They all include standard M class or H1 slab site cost, but I need to pay additional site cost.


1. Helix 24(228m2), Thrive Homes
$283,000 (Inc. additional site cost $18,500)

First time, I flipped design and keep driveway left hand side(1m up), so I got $274k. However, I want alfreso and living room face east bound, so flipped again and now driveway is right hand side(1.4m up). They estimate 8500 site cost more because of garage drop. Total $283,000.


2. Sheffield 24 MK2(220m2), Eden Brae Homes
$286,500 (Inc. additional site cost $11,000)

I can keep left side driveway(1m up) with this design. Also house position is just 5m deep from road, so I can have more backyard. They need the retaining wall at front due to only 5m from road. So they estimate $11,000 site cost.


3. Nevada 25(234m2), Domaine Homes
$290,000 (Inc. additional site cost $15,000)

House price includes H1 class slab site cost(others include M class), but they said 15,000 additional site cost even though driveway is left hand side(1m up). They also ask me push back of house position to get small amount site cost.


Thrive Homes and Eden Brae Homes promise me fixed site cost even though land is not registered and they can't access site right now. Domaine can't.

I am not sure which one is the best. Could you give me some ideas or experience with these builders? Thanks in advance.
