The land doesn't come with a planning permit, but it is likely to be issued. Section 173 already in place. As is power, a septic and watertanks. My issue is that to be eligible for FHOG and to be exempt from the stamp duty I need to have built and moved in by the end of the 12 months. This places time and financial pressures on us - we were hoping to do the project over 2 years, not one. But the savings made by not paying stamp-duty and the 20k FHOG to put towards our build is also kind of significant. I want to be realistic. Who has gone through, purchase, permits, plans and build all in one year?? Zoning of land is in Rural Conservation Zoning which means things may take a bit longer to get approval. Start date is pretty much from the date of settlement. I feel like it is perhaps a little unrealistic. But I'm an optimist so am looking for some success stories to keep the hope alive. That should be a realistic argument as you intend to build to claim FHOG, however if authorities deny you permit (till its granted) then the clock should only start when the law of the land actually allows to build?
