I suggest you also look into what happens if the builder doesn't build your house according to the original design and certified engineering
(Check all the BA Forms ... lol the ones you'll never get to see at DA)

Keen to know how you went.

I am looking at a very similar proposition to you - similar spend, size of home, single story etc.

Did you end up locking in a designer? Have you approached builders?

We are in the very early stages. Have secured a block and now starting the design process. Any advice you have would be appreicated

We went through this process in Perth, moved into our new home in November. The broker/designer drew the house we wanted (basically our design), we then specified everything, tapware, toilets, bench tops, cabinets, roof tiles, render, everything. That went out to tender to 13 builders. 6 quoted, (single story but on a sloped block, 2.5m over 30m sloping upward from front to back, house in basicon 3 levels with 3 steps between each level.

From the lowest tender to the highest tender there was a price difference of $200,000, I kid you not.... our build budget was circa $450,000, excluding pool, flooring, painting, lighting, landscaping, solar and a few other finishing touches. Spec was mid to upper range for Perth burbs..

Broker was a bit of a plonker, builder was fantastic. We specifically wanted a smaller builder, 10 - 20 houses per year. We knew the build was complex, and we also knew we would end up making many changes along the way. We really didn’t think a volume builder was the right builder for us. We are glad we went that route as we must of found the most decent, honest, open, fair and accommodating builder in Perth.

We went through 3 other builders first, all project builders with good reputations, but all burned us in the end. Really happy with the way ours went and could not fault the builder. We had issues along the way, as ALL builds will, what set these guys apart was how they reacted and responded to those issues. They nailed the one key trait that every other builder seems to do well before you sign up and then appalling at once they start the build, communication...
