Browse Forums Building A New House 1 Aug 18, 2019 11:05 am Hi guys, Me and my partner are looking at building a Double Storey 29-33 sq home soon around the Clyde north area on a 350-400m2 block. I was hoping to get some information and advise from any one who has recently build something similar? We are first home buyers and wanted to get as much knowledge as possible before settling on a block. Some of the things we wanted advise on are: Would a 350m2 block be big enough to still have a little bit of backyard area? What estates are worth buying into? How much to expect in site costs and extras? Do’s and dont’s on choosing a block and a builder? Some of the home designs we liked were the Ashbury 29-30 by Henley and Rutherford 32-33 by Carlisle Homes If anyone has any tips or advise or have gone through anything similar that would be really great in helping us make a smart decision on building our first home 😁 Re: First home build advise! 2Aug 19, 2019 10:24 pm Would a 350m2 block be big enough to still have a little bit of backyard area? If you build double storey, yes for sure! What estates are worth buying into? They all vary with pro's and cons. Check out Pavilion Estate in Clyde, in my opinion has great assets and future development. How much to expect in site costs and extras? Hard to say, how long is a piece of string? Do you have expensive taste? Site costs allow $15k - $20k worst case, each site is different. Extra's allow 15% of the base price. Do’s and dont’s on choosing a block and a builder? Choosing a block; No easements, no corner blocks, a block that has under 500mm of fall across the whole block. If you need a hand with this, just send me a pm Choosing a builder; Reviews, quality of finishes, ask friends if they recommend a builder, customer service when walking through display homes. Do you feel comfortable with the sales representative? Are you just a number to them? IMO feeling comfortable with the business and not being treated like a job number is a big one. So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
