Custom builder in Brisbane - any suggestion?

We have spoken to some volume builders but they don’t build on split base, therefore we have to find a custom builder or an architect.
We have spoken to two architects but their building cost per squeak meters are $3000 and $3500, we want a house of 300 square metres, that would be $900k plus and on top of that, 10% to 15% of architect fees plus engineering, DA approval etc, it will blow our budget.
Looks like custom builder is the way to go. Ownit Hines recommended a few of them: chelbrook, Macarthy, kustom and Kalka. We did some googling for the first two, they have got some bad reviews and really scared us.
Any recommendations?
We would really appreciate if you can share some of your experiences.

I'm personally going with Pathway Homes. I also have a sloped block as with many in my area. They've built some fantastic homes in my neighbourhood. I've inspected a couple of their recently built properties and their work is 1st rate.
Evermore are high end custom builders, typically starting at $500,000 which was a little too pricey for me. I found the sales agent very helpful.
H4 Plan Design Build are also very high end custom builders. They were on my list for a bit.

It is in lake macquarie area and dimensions are width 14 m and depth 8 m and the slope is 1/5 going down from the road.

Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out…

No the fireplace doesn’t work. It’s been enclosed. I’m not sure what was removed, as it was done quite some time ago - well before what I can see with photos online…
