We are looking to knock down & rebuild, and it seems at this stage we will be going with McDonald Jones, looking to build the Cambridge We are located in Newcastle, NSW and looking for some feedback on the McDonald Jones building experience, and also would like to hear from anyone who has built the Cambridge. We have already made some changes to the plans, and would love others input as to tips and tricks that we should be looking out for. The quote so far is suppose to factor in things that would be needed for a re build (not in a new sub division.) We are most afraid of possible unknown costs throughout the build. How are Mac Jones once you have your quote done up? Does it vary much? Currently they're offering a 30k spending voucher. We would also love input into what people are spending on things such as electrical, flooring etc - we will look to be tiling and carpeting the bedrooms. Thanks in advance ! The final price will vary greatly depending on your block but the big ones are geotech (you will most likely have a P site classification due to the KDR), BAL rating, BASIXs and excess materials either import, export or rock excavation.. Just to give you a idea of what to expect, our base price was $267k and the final price was $375k, that was with H1 soil classification, no BAL requirements and pretty minimal basixs requirements, we did upgrade our kitchen, tiles and had timber laminate installed throughout by MJH.. For older areas a soil report ($300) is good enough rather than a $2k or $3k geotech report. Talk to builders who employ TAFE or architects as designers and sales persons (3% commission), forget sales persons who are not designers also as they cannot answer technical questions you will have. Get answers via email and not via phone. To get your business, builders use the trick of "low ingoing" like, e.g., tiling in the shower will be full-height but not anywhere else.
