The vinyl flooring, are you sure you want it at 45 degrees? I've seen rooms like that and it looked a bit odd. The way it's drawn now, there's not enough space to put a dryer side by side, and the overhead cupboard prevents you stacking one above too. Your kitchen island. Are you are planning to put some bench stools on the other side? If so, it doesn't really look deep enough, as the water from your sink will splash onto the people sitting there. Wardrobes with 3 sliding doors can be a pain. They generally run on 2 tracks, which means that you can only see 1/3 of your wardrobe at any one time. Otherwise it's a pretty decent design. Except a bit in the morning. The main bedroom is above the garage, so you will want insulation in between your bedroom floor/garage roof if it gets cold. (hard to seal the garage from the outside due to the door contruction - hence it gets colder). Kitchen has limited natural light. Ensure you have enough lights there to adjust. Guests/kids using the upstairs rumpus room will be able to see into the master bedroom via the balcony. (Curtains and possible extra noggin above that window depending on your selected curtain style) 2nd/3rd bedroom has a lot of windows. particularly for northern facing. (if the eaves aren't extra long, then they will get hot in summer). If one isn't going to be used a lot. i'd remove one of the windows or consider extending the eaves. (i think its 45% of the height from, the bottom of the window sill, to the roof. As the correct length of the eaves so as to be able to block out the summer sun, but to still allow in the winter sun) Question: What is the red colouring on the wall? Sound insulation? Where is the hot water system going? you'd probably want it near the butler pantry window? so it easily services the kitchen/ensuite. But can't really see a space for it. I have taken the points you have raised in the design. Yes I asked the floor layout and it will be the laid horizontally. Laundry space has been reconfigured to accommodate dryer on top of washing machine. we are not planning on putting bench stools on the other side of bench top and we just extended the benchtop overhang to hide bench stools. Yes we just realised the 3 sliding doors and has since been changed to just 2. Thank you for you valuable points, it will make the floor plan of the house more liveable! again, thank you! Thank you for you insights re house plan too! yes we have asked for insulation on the whole 1st floor and sound insulation for perimeter of masters bedroom. bedroom 2 and 3 will just have highlight windows facing north, to maximize warmth during winter. (building in ballarat area). Yes we just asked for the hot water system to be installed by the pantry wall/laundry. Again, thank you. finalising financing then contracts in the new year! Yes, a northern bedroom is always going to be warmer than a south facing bedroom, but not by a high degree. It's not the northern bedroom windows that are the problem. They will be shaded in summer by appropriate length eaves (can be lengthened of you want the rooms even cooler). It's the western window in bedroom 3 that's the problem. East & west facing windows are difficult to shade. Eaves are ineffective, as the sun is low in the sky in these directions. Western windows are particularly bad, as the sun is in this direction at the hottest time of the day, not long before bedtime (especially for kids). So I would certainly be eliminating the western window in bedroom 3, in favour of the northern window. The same can be said for the eastern window in bedroom 2. However sunshine strikes this window early in the day, so it's not quite so critical. I'd keep this window, but use low-e glass to minimise heat gain, & possible investigate external shading of the window.
