Except a bit in the morning. The main bedroom is above the garage, so you will want insulation in between your bedroom floor/garage roof if it gets cold. (hard to seal the garage from the outside due to the door contruction - hence it gets colder). Kitchen has limited natural light. Ensure you have enough lights there to adjust. Guests/kids using the upstairs rumpus room will be able to see into the master bedroom via the balcony. (Curtains and possible extra noggin above that window depending on your selected curtain style) 2nd/3rd bedroom has a lot of windows. particularly for northern facing. (if the eaves aren't extra long, then they will get hot in summer). If one isn't going to be used a lot. i'd remove one of the windows or consider extending the eaves. (i think its 45% of the height from, the bottom of the window sill, to the roof. As the correct length of the eaves so as to be able to block out the summer sun, but to still allow in the winter sun) Question: What is the red colouring on the wall? Sound insulation? Where is the hot water system going? you'd probably want it near the butler pantry window? so it easily services the kitchen/ensuite. But can't really see a space for it. Thank you for you insights re house plan too! yes we have asked for insulation on the whole 1st floor and sound insulation for perimeter of masters bedroom. bedroom 2 and 3 will just have highlight windows facing north, to maximize warmth during winter. (building in ballarat area). Yes we just asked for the hot water system to be installed by the pantry wall/laundry. Again, thank you. finalising financing then contracts in the new year! montanero Neatep Sunroom isn't going to get much sun. Except a bit in the morning. Yes, a northern bedroom is always going to be warmer than a south facing bedroom, but not by a high degree. It's not the northern bedroom windows that are the problem. They will be shaded in summer by appropriate length eaves (can be lengthened of you want the rooms even cooler). It's the western window in bedroom 3 that's the problem. East & west facing windows are difficult to shade. Eaves are ineffective, as the sun is low in the sky in these directions. Western windows are particularly bad, as the sun is in this direction at the hottest time of the day, not long before bedtime (especially for kids). So I would certainly be eliminating the western window in bedroom 3, in favour of the northern window. The same can be said for the eastern window in bedroom 2. However sunshine strikes this window early in the day, so it's not quite so critical. I'd keep this window, but use low-e glass to minimise heat gain, & possible investigate external shading of the window.
