Browse Forums Building A New House 1 Apr 29, 2019 7:54 am I am currently Considering a couple of project builders (Metricon and Eden Brae) and while both of them (they say) use 90mm external wall frames, I was wondering what is the vertical distance between the frame and whether it is possible and worth (expensive?) to upgrade it to the magic 450mm spacing that the higher end builders refer to. Same question with regards to the internal walls which are made of 70mm timber, can this be upgraded to 90mm? Thanks all in advance To be honest its hard to upgrade with volume builders as they use pre-manufactured frames which are engineered to the absolute minimum compliance required to comply with AS 1684 Your concern is valid as the smaller builder to erect their frames onsite will use 90mm x 45mm timber rather than 90 x 35 or even 70 x 35mm You can ask but I dont like your chances. I want to build with a volume/project builder in Brisbane, and the one I am speaking to has told me that they build with a 75mm (or 70mm) timber frame. The advice I have been given has been very shady and unconvincing (hence the fact that I am not sure if it's a 70mm frame or 75mm frame). I want to upgrade to a 90mm frame based on the fact that it seems like a more robust size. So far they have just given me sales silence on my question/request. Excuses like, "I'll have to ask someone from the abc team". Seajed, I note your advice not to build with a volume/project builder. But, out there to the rest of the forum, has anyone managed to build with a volume/project builder and get an upgrade to a 90mm timber frame? What I found is that sales and admin don't know much about "non-standard" things, unless they cam across it in the past. You should generally insist they speak with the estimating team, or tell them that the other builder is prepared to do it, and they will do it. In upgrading to 90mm frames, that would have impacted the width and length of the design right? I am referring to the cumulative effect of adding an extra 20 mil to each frame member, which well either make your internal dimensions smaller, or your overall external dimensions wider/longer? what happened there? I also initially upgraded the frame spacing to be 400MM apart (compared to 600MM standard) but due to going over budget with all the appointments, the frame spacing upgrade ended up on the chopping board (about 7K cost).
