Price is not comparable with hoot
In what way it is not comparable with hoot? My understanding is WISDOM is sort of equivalent to CLARENDON in terms of pricing and inclusions and Hoot [subsidiary of WISDOM], I assume is part with DOMAIN[subsidiary of CLARENDON and which sort of offers less choice, but it appears much faster construction at a relatively lower price]. Wanted to reconfirm, whether this must be reason when you said HOOT cannot be compared with CLARENDON or any other reasons
. House is slightly bigger. I was able to upgrade anything I wanted to pay for without any problem.(not our experience with hoot)
Could you please clarify. I had seen HOOT brochures, and looks like they have a price for each upgrade. The upgrades or changes that you said CLARENDON is more easy to deal with, what are they. Am just curious
Sales vs tender no difference.
This is very interesting statement. I also got latest sales quote for BOSTON 36. Am still debating whether to go to the next step of paying 5K or so to get the tender and your statement give a sort of assurance that we may not find surprise between sales quote and tender price. Also wanted to double check whether your land is registered or unregistered. My land is yet to be registered, so the sales guy had put X amount as estimated site cost. So if I pay the deposit now, am sure they will give the tender one or two months, by this time still my land will be unregistered as it is going to be registered in another 4 months. So trying to understand whatever site cost they estimated now in sales quote or what they are going to give in tender would still be approximate or do they fix the site cost at the tender stage? Wanted to check from your experience with CLARENDON
Additional charges are directly related to our lot. For example Basix evaluation required some windows to change the glass thickness to save electricity ( less heating or cooling ).

On contract you complete the 5% (whatever ypu paid until tender + contract = 5%)
Re: Hoot vs Clarendon not comparable. Yes you are correct. Base price and quality of inclusions are different very hard to compare. In my case I wanted to have the flexibility to include or change some items and that was not easy/pleasant to with hoot.
Re: Land Registration.
If you prefer to wait until land is registered and you have all approvals you will know the exact amount of all costs related to your land (cut&fill, rocks, specific requirements related to Basix, fire zone, noise, etc)
In my case I signed contract before Land Registration I wanted to have the file ready for DA submission once registered. Note: there was no difference as it took 5 weeks for file to be ready to submit to council for DA. Why?: well all reports (borehole report, Fire Hazard, Sydney Water, Etc) needed to be ordered to update the plans for DA submission. All those can only be ordered once land is approved.
Extra costs related to my land. Basix (windows thickness $4K I have big windows).
My land by map is considered to be on a bushfire zone but that map is outdated so a report was needed to confirm there is no bushfire risk that cost about $740. After reports the slab needed some material changes as per Engineering requirements and that is about $1k more. Plus extra materials outside the default inclusion Another $2k. DA is still to be approved but those Land related cost are about $7.5K until now. I am not sure what else is to come.
I am not sure is Clarendon provide an option of FIX SITE COST. I cannot comment on it.
But price listed in sales were same listed in tender. Meaning that my tender without evaluating the land was same amount as sales quote (With Hoot difference without evaluating land went up 12K by memory).
