We went with the standard facade without the balcony, the upgrades we chose were: - Upgraded stairs - Bigger front door - Larger Window on the master bedroom - Tiles on the Kitchen wet areas - Custom cutout for a single gas burner Quite happy with the service and the quote so far. Can't wait for the construction to start. If yes, Did Hoot forced you to have move the classic Facade to be build over a zero lot? And charge early $5k or force you buy a different facade? That is my case. Anyone with this strange issue? My tender without any change or upgrade. And pending the borehole report, came 12k over compared with estimate. Considering to drop this after 3 months and take another builder tender. Re: About to sign up with Hoot Homes to build in gregory hil 7Dec 15, 2020 10:44 am My lot is exactly 10M wide and we chose the classic facade, but when we went to council, the council came back with changes and we had to move the house to one side of the lot (zero Lot) and it cost us an additional 6K and we also had to make our porch bigger and extend the garage slightly. After those changes we were CDC compliant and went with CDC approval. We were the first one to build the tribeca 28 and council came back with those changes, I guess they are forcing you to do it the same way because of their learnings from us and maybe others. Apparently the classic facade is too plain on the Council's eyes therefore they want you to do those changes. But 12K over the initial estimate is too much. I am being charge for the location of the aircon as it is on the Display. There is no other option but I suppose to pay $510 for that... I will request a Tender with another builder, I think I will drop this is very disappointing but now extra $12K and borehole is still pending... how much more will it comeback after the report. I was advised that I can only have 920mm, with same 10 m wide lot. I think they don't want to build my home as I have being receiving only negatives replies. So officially I am dropping it out and losing the $1500 for the tender. Very estrange, 12k over the estimate and suddenly the 1,2 wide door we asked from day 1 is NOT possible anymore. it fits in your lot but it doesn't fit in mine with same 10 m wide lol. Wishing you all the best. Sad, I have wasted 5 months and $1,500. but lesson learned. I would not recommend Hoot homes. They are slow and un-reliable excuses. I am going with Clarendon now. Cheers. The sales agent tells you one thing whereas you don't get that on your tender and there is a lot of back and forth. I don't get why they can't do the same as we have with the classic facade. The CSR assigned to us was also not welcoming to anything, the sales agent also made big promises but then lots of things promised as standard were in fact upgrades, but in the end it worked out fine except few things. Our lot is a zero lot on both sides, maybe that makes a difference on cost? But it shouldn't technically. and $12K over sounds fishy. What is the extra charge that they have added? But after the construction started, it has been a smooth sailing, the site manager is great and the build is near completion in just around 5 months. Good luck with your build. Signed Estimated Vs Tender Price 2590mm ceilings GF 3,500 vs 5,550 Landscaping Plan 450 vs 850 Translucent x Wet area 240 vs 365 Fibre Optic Connection 950 v 990 Extras- not mentioned before Tender AHD Survey. 385 Position air conditioner as display 510 Saline (No Borehole report yet, how is this known as needed?). 3,750 Cost to use Zero Lot ( never mention we signed in Sep). 4,280 Termite Protection - Zero Lot. 550 (Window next to front door (Not in estimate) 795 Total differences and additions = 12,090 And Yes the person managing the tender is not welcoming at all. Here is an extract from my CCV (Consolidated Contract Variation) * Increase width of Garage by approx 480mm. Overall Garage width to be approx 6010mm. Garage sectional overhead door to remain as per standard size. * Provide hip roof over Garage, excludes eaves overhang. Due building in close proximity of boundary, provide additional brickwork and alternate gutter line to suit. * Increase width of Porch to approx 2150mm, thereby reducing deleting Garage Storage area. * Provide additional structural beams to accommodate. * Provide 1No. approx 2340mm high x 400mm wide fixed sidelight with clear glazing to front Entry in lieu of standard. All of the above for $6,035.00 Due to proposed zero lot setback, provide Granite Guard termite protection system in lieu of standard. $ 550.00 Btw, which area are you building in? My understanding is WISDOM is sort of equivalent to CLARENDON in terms of pricing and inclusions and Hoot [subsidiary of WISDOM], I assume is part with DOMAIN[subsidiary of CLARENDON and which sort of offers less choice, but it appears much faster construction at a relatively lower price]. Am just curious Sales vs tender no difference. This is very interesting statement. I also got latest sales quote for BOSTON 36. Am still debating whether to go to the next step of paying 5K or so to get the tender and your statement give a sort of assurance that we may not find surprise between sales quote and tender price. Also wanted to double check whether your land is registered or unregistered. My land is yet to be registered, so the sales guy had put X amount as estimated site cost. So if I pay the deposit now, am sure they will give the tender one or two months, by this time still my land will be unregistered as it is going to be registered in another 4 months. So trying to understand whatever site cost they estimated now in sales quote or what they are going to give in tender would still be approximate or do they fix the site cost at the tender stage?
