Sarking is done externally, but it has been missed out by SS (although this is in the contract) and we belive he is trying to cover this up or avoid this discussion altogether. And the plaster boards are all done. Unfortunatly, we are a bit scared to ask if this can be redone? I'm ok if its not all that important for garage walls since the garage is attached to the house. Appreciate any advice on what needs to be done and how to handle this. Cheers. Re: sarking required between garage walls and house 2Jul 27, 2019 8:52 pm I’m not sure on what the NCC is on this one...but if you think about what wall wrap does for your building (water barrier, air barrier and either vapour permeable or reflective foil....depending on your climate zone) it isn’t an issue for you re: water barrier, but it is in terms of air barrier. But the reality is most builders don’t properly seal the wrap typically anyhow. If it were me I would first confirm it...easy if you have powerpoints along these garage walls...then express your disappointment to your SS so they know you are onto it. But most important thing is wall insulation has been installed in the garage walls. If so, then maybe get the builder to silicon up all the skirting board inside the garage once installed at least to reduce airflow into the wall cavities. This is mostly to enhance the performance of the insulation. There are plug points between in the internal walls of the garage (and now its just fresh cut opened), and have the photos that that no sarking done. All the external walls have all been rendered and sarking is done like a wrap around the house. I'd not check if they were all sealed properly. ;( What is the wall insulation reqiured for garage, R2.5? It's all hollow as I see it from my phone camera? Does the wall insulation need to go into the internal walls of the garage as well? Re: sarking required between garage walls and house 4Jul 27, 2019 9:42 pm Yep wall batts should be installed in two walls between your house and garage. The R value will depend on your contract and energy rating requirements. We have R2.5 HD batts (90mm thick) in ours. I wouldn’t be too stressed about the wrap but I would definitely confirm if any batts are in those wall cavities. Technically they don’t need to put batts on the garage external wall, but should be in those ones adjoining internal. Then check your plans and contract as it should state where insulation is to go. If they need to pull down plaster, obviously a cost to builder and they will resist...but realistically 2 walls is not a massive job.
