Browse Forums Building A New House 1 Jul 24, 2019 8:51 am Hi I am building in Western Sydney and build is about to finish soon. I am working on fencing. As far as I know, fence costs are shared between the neighbors. I am in situation where my Rear and Right side lands are still under development (not registered). The land is expected to register later 2020. How do I recover the money if it is not registered? Don't know how Council will help here as its not registered yet. Anyone faced similar problem before, shed some lights please! Thanks in Advance. The developer has a clause in his contract that he will not incur the fencing cost of undeveloped land. Just pay for the fencing yourself and be done with it. If it's just a colourbond fence on two sides, it'll cost you all of an extra $2000-$3000 (depending on length) to have it fenced properly before 2021.. Keep separate receipts for each shared side (rear and right). When the land owners are known, you can present the invoices and request for share. That'd be like buying an existing house, and the neighbor saying that the previous owner didn't pay his share of a fence and can you please pay it. I think you'd cause bad blood asking someone 2 years down the track for half a fence they had no say in. [edit] I'm currently in the same boat, back fence is part of the estate not registered yet. I am building the fence and I won't be greeting my new neighbors with a random fence bill in 2 years time. Total cost for the fence was $1540 (20m colourbond) so $770 worth of bad blood with a neighbor in 2 years time isn't worth it for me personally. I would be happy to pay the full price if its colorbond. Unfortunately, the stupid council has rules that my region should only use Lapped and Capped Timber fence.
