Browse Forums Building A New House 1 Jul 12, 2019 4:48 pm Hey guys, I just got a letter from my Builder stating that they can’t do the colour that I’ve chosen for my walls (Taubmans: Mobster). The reason they’ve given is that it’ll show joints in the Gyprock and setting. The problem is we did our whole colour selection based on the walls having this colour. And it’s not mentioned at all in the Tender about having a level 4 Gyprock lining finish. In the tender the only thing it states is that we need a low sheen paint as highlight in the screenshot below. I guess my question is can I argue this out and have them do my colour regardless of what they are saying and that they are saying I’d have to pay for a level 5 Gyprock lining finish? They are correct that Level 4 finish is the standard in the industry, and I know this because we are going to be getting Level 5 specifically along our hallway due to plaster issues showing up after painting (fair amount of glancing light along that wall not making it easy). Anyhow Level 5 requires an additional coating being applied to around 0.3mm thick then properly sanded etc. This obviously would cost more to undertake than a standard level 4 finish. So I'm thinking the builder might be trying to avoid some client disappointment with the finish and giving you a heads-up that if you want this particular paint you might be happier upgrading to a level 5 finish? I reckon most builders would just go ahead with whatever and when you come back to them later unhappy, they just wheel out the BCA standards and say not our issue, Level 4 is all we have to achieve....etc. They are my thoughts, but you can try and negotiate this with your builder of course. --------------------------------------------------------------------- Check our Homeone build blog here Re: Paint colour selection 3Jul 12, 2019 11:56 pm darb74 I actually think your builder is possibly doing the right thing here, as they might have had past issues with similar paint colours? Re: Paint colour selection 4Jul 13, 2019 8:56 am My thoughts here are this is the difference we all find when going from dealing with non-technical admin type staff (with design and selections) to more technical construction people. We had some similar issues going from design to construction, but nothing probably as annoying as having to change colours. My last thoughts are if you don’t have long sections of wall with glancing light you may not see much of a problem anyhow. So I would partly base my decision on this. Anyhow you are entitled to push your builder on the issue, but they might get you to sign some sort of disclaimer if you want to proceed with your original paint selection? I can’t imagine they will be keen to do your whole house to level 5, but you can certainly try. --------------------------------------------------------------------- Check our Homeone build blog here Hi there, we have classic cream gutters, fascia’s, roller door and undercover carport.
