Browse Forums Building A New House 1 Jul 10, 2019 6:36 pm Hi, I’m planning on demolishing my existing 1962 home and build a new one. Currently doing lots of research around passive solar design and sustainable homes. What I’m curious to know is how much should I expect to pay to build a custom designed, 180sqm, 3B2B + 1 theatre room home? I’ve seen numbers estimating anywhere between $1,500 to $3,000 per sqm. Is this a fair estimate? If we take a mid point of roughly $2,200 per sqm, what kind of “finish” can I expect? Appreciate any advice and input. Thanks! Re: Demolish & Build A New Home 2Jul 10, 2019 7:39 pm I think $2k per sqm should get you a fairly high level finish, but much will depend on the builder obviously. Main thing I would suggest if you really are chasing a highly energy efficient house is to track down a builder who specialise in this. Reason I say it is many builders will promote themselves in this type of construction but in reality unless their trades are fully onboard with the extra care and special requirements (for air sealing, thermal control etc) it will potentially rate well in design but not achieve your requirements at handover. So do lots of research on builders and try to see example of houses and even speak to past clients if possible. --------------------------------------------------------------------- Check our Homeone build blog here Re: Demolish & Build A New Home 3Jul 10, 2019 7:44 pm darb74 I think $2k per sqm should get you a fairly high level finish, but much will depend on the builder obviously. Re: Demolish & Build A New Home 4Jul 10, 2019 8:44 pm Demo should cost between $15-20k in Perth. If you’re in an older area with overhead power then you’ll be required to do a power dome conversion, which is no longer subsidised in WA. Western Power charges $3,400 for same side of the road or $4,900 for under the road connection. I recommend doing the demo first and obtaining some sort of site survey, so you’re better prepared for potential sitework costs. This is an area where you can blow your budget if you’re not prepared. When you say 180sqm, is that the entire house including garage etc? Can anyone recommend a good/affordable retaining wall and fence builder that I can get a quote from located in Sydney? 8 45836 If you are in Victoria you have a statutory right to your own building inspector regardless of builder's consent. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17628 |
