So I deposited 1000$ to lock them. I was looking around in parallel and see that Kaplan homes have a lifetime warranty and all brick construction for the second floor. Elderton uses some other material for the second floor (not brick). Elderton still has better/bigger plans for the same cost. Does anyone know about the build quality of Elderton? they offer only statutory 6 yr warranty on the home. did anyone build Alton 24 with Elderton? your review? I also know the owner Richard and he is a genuinely good guy. I am in the same position, 2 storey house, put in $1,000 deposit and have managed to receive more discounts for their Promo they have at this stage. My tender appointment is next week so I guess I will take it from there. One thing I am concerned about is if they have given me all the discounts to get the sale and then during tender would try to add more costs such as site costs etc. One thing i disliked is that there promo says fixed cost but although I provided the contour, they were not able to fix my site cost. Other concern will be similar to yours - Quality - especially for the second floor as you highlighted. Any updates? I will go with the latest made mega offer which gives lifetime structural warranty so that I won't have to worry about the quality too much. I have tried to negotiate at the tender appointment for discounts, but they have been adamant with whatever I have. the sales team had offered me whatever was there in the advertised offer and nothing extra out of pocket as such. Has anyone built with them recently and can explain their whole build process? I like the fact they guarantee next day call back or donate to 1 of 20 charities...I feel like other builders don't offer anything like that. What extra costs could I expect if I have given as much detail before accepting tender as I can? They have quoted roughly 15k on top of fixed costs due to being in bal12.5 area as well has needing h1 slab upgrade. I have to say one of my favourite things they offer is the 24 month tender. (Terms say it increases beyond 12 months per month but I was told that it won't....so I will need to make sure that's written in the contract right?) We want to build the Endrick 37. They take so much time and I mean months to get the paper work done. Also, In terms of pricing they are good but I think you need to do your research to work out your budget as you will not be able to know anything about their upgradea pricing before you sign the tender and to actually go to the appoitments. For instance, Their Electrical subcontractors are very good and professional, however the tiling company doesn't have many options and if you decide to go 600 by 600 then the cheapest nice looking tiles will cost at least 8k for 100sqm. With that being said they wanted 500$ per toilet extra to use a different grouts color which doesn't make sense as it requires no additional work or cost as the material and labour cost doesn't change. Overall I find them good but they take so much time due to having to wait weeks and weeks for each appointment. We are ok with them taking time, hence the 24 month tender we really like. flooring is included in the promo. but its 450X450 and only builders range (ceramic only). so if you visit their showroom, you will find that 500X500 and porcelain range, and even some tiles in the ceramic range are upgrades. the cost will vary depending on the tiles. for eg: the wood look porcelain tiles are more costly compared to other standard solid porcelain. similarly if you want to do bamboo flooring, its with elderton only, and they dont have many options. same with carpet. its better to get all the variations done before tender stage, so that you know everything upfront and also can walk away if you are not happy. Almost finished now. TUrnover is schedule on mid June. This is just warning you to have your plans reviewed by your engineers. In my case, I was hesitant to proceed with the variation/decision because I can already see the future problem. But the person I spoke to at Elderton said it's no problem and won't likely be a problem. The advise they are is not sound and I relied on it to approve the variation.
In my experience, they tend to proceed with whatever is easiest and cheap for their benefit. So if something does not feel right, sort it out with them first and make sure you are satisfied with the outcome before proceeding. They both deemed that the cut made exactly next to my neighbour’s’ slab, 450mm high, is unsafe and there was a neglect of duty of care for the adjoining property. I was advised to make a formal complaint to Fair Trading just waiting for the council’s formal email of findings. I am the only one having this issue on my strip. It pretty much shows planning and care for the design was bad even after I have already raised this problem as a potential issue in pre-construction. Curiously enough, I spoke to neighbours and we realised I had one of the most expensive build on our street. My two adjoining neighbours had a difference of 20-50,000 aud from mine. Their builders are McDonald Jones and Eden Brae. Both are also 375m2 while I have 300m2. Their slab classifications are both for P soil rating, and mine is H2 - again I caught this at the plAnning stage and volunteered to to shoulder extra costs for a P rating - I was told I would be fine with h2. My geotech classified my site P while developer’s geotech classified it H2.
