Almost finished now. TUrnover is schedule on mid June. This is just warning you to have your plans reviewed by your engineers. In my case, I was hesitant to proceed with the variation/decision because I can already see the future problem. But the person I spoke to at Elderton said it's no problem and won't likely be a problem. The advise they are is not sound and I relied on it to approve the variation.
In my experience, they tend to proceed with whatever is easiest and cheap for their benefit. So if something does not feel right, sort it out with them first and make sure you are satisfied with the outcome before proceeding. Re: Building with Elderton Homes 15May 14, 2020 2:39 pm Also expecting handover at early June. Dont get it why they cant give date for PCI. Just done the quality inspection from their end. Almost done with everything, just finishing touches. You had PCI already.? Re: Building with Elderton Homes 16May 14, 2020 2:46 pm Not yet. My next inspection will be the pre-handover inspection aka PCI, I think. I'm just preparing all the other stuff that might be needed for securing a FInal Occupation Certificate - one of them is the retaining walls. They haven't given us a hard date either. I asked for it because I have an independent Inspector for all stages of my built. Re: Building with Elderton Homes 17Jun 10, 2020 9:47 pm Where are you building John, I mean which town ?? I asked for it because I have an independent Inspector for all stages of my built. I am building at Caddens, 2747 NSW. I have spoken to Council and Fair Trading. They both deemed that the cut made exactly next to my neighbour’s’ slab, 450mm high, is unsafe and there was a neglect of duty of care for the adjoining property. I was advised to make a formal complaint to Fair Trading just waiting for the council’s formal email of findings. I am the only one having this issue on my strip. It pretty much shows planning and care for the design was bad even after I have already raised this problem as a potential issue in pre-construction. Curiously enough, I spoke to neighbours and we realised I had one of the most expensive build on our street. My two adjoining neighbours had a difference of 20-50,000 aud from mine. Their builders are McDonald Jones and Eden Brae. Both are also 375m2 while I have 300m2. Their slab classifications are both for P soil rating, and mine is H2 - again I caught this at the plAnning stage and volunteered to to shoulder extra costs for a P rating - I was told I would be fine with h2. My geotech classified my site P while developer’s geotech classified it H2. Re: Building with Elderton Homes 19Jun 12, 2020 7:01 am ![]() ![]() Where are you building John, I mean which town ?? Mine is still on finishing touches, mind you they are doing finishing touches for a month now and still no news for pci. Cant understand how slack they are. Hi there!
