Browse Forums Building A New House 1 Feb 28, 2022 11:01 pm Hi all came across this site while researching hoping to get some advice as I feel really lost. Doing a knock down and rebuild I have purchased the property that I’m knocking down and now looking at building options. I have narrowed it down to Metricon Vantage 48 or Franklin 46 both will be able to fit on the block. I have been quoted approx $570 with the mode facade including the S series promotion. But I’m so worried that because of my lack of knowledge everything in the build will be go wrong and I won’t even know. Second issue is pricing and the promotions, looking at the S series promotion and comparing it to the current promotion of 10K and get 50K worth of upgrades maybe I’m better off with that. Main upgrades will be ceiling height to 2.7 downstairs kitchen to 40mm bench top butlers pantry fit out with cupboards and staircase upgrades anyone know if just these will cost more than the 50K so maybe I’m better off with S series. I’m a single mum who’s doing this build for the first time and although $570 figure is reasonable I’m scared that I will go well above $600 after upgrades. I have told myself if I have the large items covered then I shouldn’t do too many more upgrades. Will also appreciate any feedback on the builds of Vantage 48 or Franklin 46 Thanks In advance Re: Knock down and rebuild with Metricon VOIDS 2Mar 01, 2022 12:02 pm Rest assured the final price for the build will be well above $600k if the base price is $570k already, as the upgrade costs from studio selection and actual site costs are not included and it's almost impossible not to upgrade anything at the studio. Re: Knock down and rebuild with Metricon VOIDS 3Mar 01, 2022 3:52 pm Where are you building if it's costing $570k for a volume builder? That's a lot of money if you have a constrained budget. Re: Knock down and rebuild with Metricon VOIDS 5Mar 01, 2022 5:01 pm Yeah it’s Metricon the 570 allowes for about 70k worth of site costs too I have started looking at some private builders so will see what their quotes are like Just don’t know how trust worthy a private builder can be. I’m thinking at least Metricon is a big comp and if anything goes wrong I know where to go to Re: Knock down and rebuild with Metricon VOIDS 6Mar 01, 2022 11:45 pm These seem like astonishingly large houses to me although I admit I am biased towards smaller homes and of course have no idea how big your family is and what it needs. But I mention the house size because I feel like it would be wise no matter the builder to budget 10% for unexpected costs in this day and age - left-field site costs, COVID delays, extra rent, materials going up, etc. If you are quoted 570k and are worried that you might go over 600k, then perhaps a smaller build might cost less and alleviate that worry. I don't have any personal experience with Metricon but they do have a bad rep on this forum. As a first-timer too, it's an intimidating endeavor. I imagine especially intimidating as a sole parent -- good luck! It's also exciting and I hope it goes smoothly for you. That could easily get eaten up in site costs on a knockdown, but i whole hartedly agree that if one is worried about going over 600k after being quoted 570k, then sone would be wise to scale back the build to allow more of a buffer. It is Metricon after all. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. Re: Knock down and rebuild with Metricon VOIDS 8Mar 02, 2022 9:28 am I would be very surprised if you can keep costs under 600k. Some of the other "upgrades" that you would need to consider are: - Cooling: I expect the base price includes ducted gas heating, but no cooling. - Flooring: If you're OK with vinyl, then not so much, but if you want timber or engineered timber, could be a bit - Cabinetry: Kitchen pot drawers, bathroom vanity drawers, wardrobe fittings, any other built-in cabinetry around the house. You're probably already pushing 30k with the staircase, ceiling heights, etc. Re: Knock down and rebuild with Metricon VOIDS 9Mar 02, 2022 9:36 am SJT76 I would be very surprised if you can keep costs under 600k.
