Browse Forums Building A New House 1 Jul 01, 2019 11:27 am Hey guys, We have just purchased a 400m2 block in Gledswood Hills. 12.5m frontage 32m length Zero Lot allowance to the left side We are planning on building a double storey. I've been trying to work out the size of double storey we can build on this land. Can someone help me please? I read through the CDC requirements and it's a bit overwhelming. Display homes have "consultants" who will be able to provide an initial "siting" on your land. This is done free without any obligations. These days there is much less foot-fall (people visiting) at the display homes, so the consultants will give you great service. Thanks mate, I gave that a shot twice and they used their own design to place on the land. What I’m looking for is what my maximum floor space can be for the ground level and the first floor. Of course that's a simplification, it gets a bit more complicated with sheds etc, also with balconies on the top floor But you should be able to get a rough idea of what's allowable under CDC. Basically list down what I need from a double storey, and let them design a floor plan that uses the maximum space of the land with what I need. Any ideas on how much a Custom Plan would cost? First time builder Double Storey NSW Re: What size double storey will fit my land? 7Jul 03, 2019 4:20 pm I can't answer that … we used the above guidelines to find something that was either very close to fitting or would fit, adjusted as required & desired (we just needed to spin the alfresco 90 degrees to avoid a fenceline - which was nothing compare to all the other rearrangements we made to the plan), and then when the builder does the CDC application they'll usually adjust further according to their understanding of the rules & then the person doing the compliancing for them will mop-up any remaining breaches in the design. We didn't pay any extra for that to happen with our project build, but not all builders work in that way & will charge a bit more for adjustments. However there are many other factors that dictate, and they all play a part to the equation. Satisfying the controls is only a minor part to getting the build approved. Getting the design right to suit the land and your requirements while meeting all the controls is the art of custom designed home. There are pros and cons with both CDC and DA, and there is no right or wrong answer. Which method suits you best and achieve the most for you should be the question you need to ask.
