We are thinking of building with Metricon but noticed there's quite a bit of negative feedback online - mainly quality issues, leaks, bad communication, things not being included & only told of later (gas, water connection etc.) etc. so I was just wondering if anyone has had similar problems with Metricon and how easy was it to get them to resolve with the issue? How about developing problems a few years later, were they able to promptly deal with issues according to their warranty? Would you recommend another builder and if so, which? We're looking to build 55sq+ in Melbourne, preferably French Provincial. Lots of builders seem to stop at 51 sq so it was hard to find a company with plans for a larger home. We're looking for 5/6 bed and 4/5 bath. We are looking for build a Bordeaux 59 in Melbourne - has anyone done any similar I'd like to know how much in upgrades would be 'sufficient' so the house isn't "cheap" looking? From the display homes I've seen, the price for completion of the display standard is almost double the base price, and that's without the landscaping done I think, which is a bit of a put off. I'm assuming it'd be 100k minimum on top of the base price just to get the house 'completed' (site costs, connection to water, gas etc.) and then extra for upgrades, landscaping, driveway etc. How much did you have to add? Were there any 'hidden' costs that randomly came up e.g. can't finish construction on time = need more payment for workers working more than say, the original expected 12 months? He did the build about 2 years ago. To get similar to display level finish he spent close to 1M if I recall correctly. The above calculation by Alexp is correct if you are after display looks. Plus a powder room. We basically double our base price. To get it at display level. There’s only very few things we didn’t upgrade. All the tradies and our ss thinks it looks like a display. Me I need to see it fully furnished before I think that lol. We had a pretty good run overall with m. If your going to build with them. Ask for an ex builder. They have hands on experience and are more likely to take pride in their work. That’s what we had. He was amazing. And it didn’t bother him for us to have a private inspector. I went and saw the La Pyrenee 68 which is 878k base and the display was $1.68m which is over budget which is why we’re considering Bordeaux 59. We’re mainly focused on getting nice floor and wall tiles, carpet upgrade, and stone kitchen bench tops. Not too fussed on wall paper / different paint colours and small features or cabinetry so was hoping that would cut costs a bit. We plan to go with a basic gas Burner & oven. I’m not sure if cooling and heating is included in the base price? If not would have to account for that too, and possibly upgrade so it can be controlled individually in every room. We were thinking about 150-200k in upgrades + site cost to be within budget, any thoughts? Doulton777 Do you mind me asking how much your build was total? Thanks! As an indication for floor tiles of the Bordeaux( to get the display one and to match on the floors and walls) is a 60k upgrade. That’s just for the house. Not the land. I believe heating is included. It only cost more if you have zoning. Or if you update the heater to have heating and cooling. We just did the 4 zoning and just got evap cooling. This was in 2016. On new land. And that was including the extension. Because we thought it was a great price with everything we got. I believe the extension came in at $80,000. But we got freebies during the build. And because m left some things out. They had to pay for it. So we did get a few thousands worth. The Somerset was one of my favourites too. But the doulton stairs won us over. It is metricon biggest job on new land in over 40 years we were told. So metricon treated it like their baby. They even had csr install the hebel. My ss was the best. I even told metricon his an asset to them. Don’t know if that got him promoted. But after my house they moved him to framing Supervisor. He was an awesome guy. Very humbling and attentive. From what I’ve read some SS can be terrible My dads super worried about extra hidden costs after we have a total cost set (everything including upgrades) cause we’re really pushing our budget atm (with $1m for land costs). We did get $11,000 extra for site cost. Because neighbours build on the fence line. So they had to move the house across. Which then bought it closer to the other neighbours who also had their easement there. So they had to put 60 piers in.
