The sales consultants have estimate fixed site cost for my lot is $17,000
I emailed them to send me a break down of what exactly is included in fixed site costs.
The following is covered:
Fixed Site Costs as per included items below:
Site Survey and ReportNote: This property is subject to a Memorandum of Common Provisions (MCP) and details specific design requirements which must be met and have been included further in this contract document.Note: Owners must ensure the boundaries of the property are clearly identified with the relevant pegs. Should the builder have reasonable doubt as to whether the boundaries are correct, the Owners will be required to obtain a re-establishment survey pursuant to clause 17 of the HIA building contract.
Wind RatingDesign for up to 'N2' wind rating.
Health & Safety RequirementsProvide temporary security fencing to the site as per the “Building Code of Practice” and Local Council requirements to all unfenced boundaries.
EarthworksProvide the following site preparation earthworks in accordance with the soil report and Engineer's Design up to 600mm site fall including:- Strip grass and root zone over site preparation area.- Excavate to level shown on site plan.- Evenly grade driveway access from front boundary vehicle entry point to Garage entrance as shown on site plan.- Load and remove vegetation scrape and excess soil from site.
Slab DesignSlab Classification and Design by Home & Industrial Consulting Engineers.Provide an Engineer Designed concrete 'Waffle Pod' slab up to 'H2' or P
Termite TreatmentProvide Part A - Physical barrier collars to all penetrations in the foundation slab as per the Dennis Family Homes Standard Inclusions.
Termite TreatmentProvide Part B - Three in one physical barrier system (White Ant Company) in brick cavity to slab perimeter as per Council requirements.
Site DrainageAustralian Standard (AS 2870) has been recently enforced to address issues relating to water ponding and water retention on building sites, this standard now requires:- The ground surface around the slab perimeter to be graded away to a minimum 1:20 fall (75mm over a distance of 1200mm).- Surface drainage pits positioned at the base of site cut spaced at a maximum of 10m apart and connected to the stormwater system.- Temporary downpipes (socks) fitted to all downpipes and connected to stormwater drain risers used during construction.- Final connection of downpipes to the stormwater system to be in accordance with the Engineer's Design and backfilled with clay material to the top 300mm.
Rock Excavation & Removal (if applicable)Break and remove any Rock/Floaters from site.
SewerUnder slab and external 100mm PVC sewer drains connected to sewer main tie point.
Stormwater100mm PVC stormwater lines connected to stormwater legal point of discharge.
Water SupplyWater tapping including tap at meter and pressure limiting valve.
Electricity SupplyUnderground single phase power from pit at front boundary to meter box.
Gas SupplyUp to 20 metres natural gas run in by local authority
