We sat down and had a good chat with our SS about what needs to be done, he said nearly all defects have been fixed and any other obvious ones would be by next week. This is all we needed to hear, much happier now. Telephones have to be one of the worst devices for confusing a situation. Sitting down and having a chat always seems to be the best way of working things out. Ahhhh now we can start thinking about other things like flooring. We are going with "Spotted Gum" downstairs which we think looks fantastic. I hope yours does'nt take as long as ours, but yeah be prepared for it. Will post more pics once handover is complete. The stepdown is a bit of an issue, we will be going all wood downstairs except for the front dining room. Our CSO asked at the beginning whether we would be carpeting or tiling or using wood, we told them back then we wanted wooden floors. A few weeks back SS says "geez if I knew you wanted wooden flooring I'd have done the stairs differently", hmmmm we thought. Anyway we are not totally sure what the flooring guys will do, but I'm sure they have a solution, so if you have a stepdown too make sure to double check your SS knows your intentions with flooring. Toooooo many things to remember, uuuhhhhggghhh! I was hoping to have mine stained and we will do the multi varnishing so I will bring it up with the SS to make sure. I have asked carpet and tilers and they all say it depends on what and how the stairs are made. We have blinds being installed this week and we have done a lot of cleaning up and there is still a lot more to do. Have been enjoying our view also. Will be getting concrete paths out the front and down the side and a small retaining wall at the front very soon. Also have 2 leaking taps 1 in the bath and 1 in the ensuite shower, also 1 shower head and the bath spout are leaking too, they are leaking at the wall so the big C better hope no damage has been caused by these, I don't think there has but you never know. ******* plumber geez, I'm a better plumber and I'm not even a plumber, well I was sort of but not for water, we did the pipework and tanks for petrol stations. Big C says someone will be out today to fix them. Your kitchen is fabulous and I am glad because it is the same as ours, the colours and configuration (few minor tweeks but almost), so I got a sneak preview at my kitchen, thank you . I really love your splashback tiles, they are gorgeous,nice colour. The floor is beautiful, I bet you are happy with it. I was wondering if you would mind (when you get a chance, no rush,) if you could tell me the fridge that you got and the dimensions please. As I said ours config is the same and I was wondering how the fridge would be as the cavity is not very deep. Yours looks as though it fits in there quite well though. I love the colours of the house, it's beautiful. I don't like the look of the architrave problems though. They had better fix them up totally for you. Not acceptable at all. So glad that other than that you haven't had too many dramas (plus the leaky taps of course. We had a running tap at the back of our house. Not leaking anymore though (it was more than a drip) ) . I'm sure you'll be happy with your kitchen, we love ours. Themax The fridge is Westinghouse 700L model number is WSE7000SA, , DP got it quite cheap from an online dealer www.TheElectricDiscounter.com.au . Our dishwasher was a perfect fit too, out of interest it's a Westinghouse WDU903SA. The tap leaks were fixed this morning and the architraves well...... I'm sure they'll fix them at the 90 day fixup. Anyway we are very comfy but still busy, but getting there. Blinds and flyscreens coming tomorrow, it really is never ending heh. Mrs Rose thanks, i'm really not sure on the flooring whether it's from NSW or QLD, I'm pretty sure they used 19mm Boral timber though. We are extremely happy with the flooring, it has such a great character, the coating was just called "gloss", the company was "Sydney Flooring", pity our SS forgot to leave the skirting boards off, grrr, anyway the flooring guy sorted it out, still needs a touch up but that's ok, we'll do it. Next question - looking at the rest of your house - your beautiful timber floors - are they real timber? When were they laid - before or after the kitchen was put in - why is there beading around the bottom of the kitchen? Donkey grey tiles from Beaumont tiles (kitchen splashback) 2. Spotted gum flooring from Sydney Flooring, installed after handover i.e. after kitchen went in, that's why there is beading around the edge in the kitchen .... solid 19mm flooring, with Gloss finish Would not let other tradesman on premises, hence had to rip off the skirting (we have to repair damaged skirting as a result) hope that helps. Though can't say the same for the landscapers who did our concrete side path, it will have to be resurfaced, very ** job, I'm onto them today. They did a great retaining wall for us though. Re: Building Clarendon Madison. 298Nov 30, 2009 7:04 am Ok, been in here 2/12 months now and we are feeling pretty comfy, even though there are quite a lot of things which need to be fixed. Some kids egged our house on Halloween (rotten kids) and this led to the discovery of a leak from the front bedroom window upstairs, we now have a hole cut in our dining room ceiling downstairs where water leaked in and a big hole under the leaking window. Flashing was not installed correctly in the wall and it needs to be fixed. I'm actually waiting now for the local constructiojn manager, our SS and the brickie to turn up for a meeting to get this stuff fixed ASAP, they were meant to be here half an hour ago, waiting, waiting, waiting. Our front balcony gutter overflows too with moderate rainfall. In all there were 6 leaking taps which had to be fixed, 1 leaking sink drain which was done up less than hand tight, the plumbers have been here numerous times, they "forgot" to install our first flush system, silt gaurd and cleaning eyes into the system also. Talk about cutting corners. Numerous windows need to be sealed correctly inside with silicone. Here they are................ gotta run. So we will keep an eye on it and see what happens,. The big C have been pretty good so far with repairs and faults, our SS is quite concerned about the issue also.. Anyway, congratulations on your new house and I hope all defects have been fixed by now and all is finally good! I'm sure you'd give us an update if there was more work thoguh ... Another thing - has that exposed reo ever been fixed? Was that on the corner of the backyard porch, just where/near the brick column is (seems to be tiled now) ...
