Would appriciate suggestions: - Any good builder - Hidden cost - Any good design Site: “S” in accordance with AS2870-2011 Wind: “N3” in accordance with AS4055-2012 ---------------------- This site contains significant trees which may affect the foundations of the proposed residence. Remove existing trees and tree roots/material over the proposed building area. Any soft or loose material that does not respond to compaction should be excavated to achieve a firm working base. Fill holes with suitable fill compacted in 150mm (maximum) layers. • This site contained significant trees that have been recently removed. Where there is local disturbance the proposed foundations must extend a minimum of 100mm below the level of disturbance into either of the naturally occurring materials as identified in Section 2 of this report. Note alternatively the disturbed material may be controlled and subsequently adopted as a founding material (refer definitions on controlled FILL). I specialise in the delivery in these types of projects. Broadly, the key thing we need to establish first would be your budget, from there we can determine an appropriate building methodology based on your wish list. For example, terracing some of the lot, maybe a split level design, or a one level home with a post and bearer type circumstance. Once we establish this with can PC a cost for the construction of the home and assume a SQM rate, we are typically within 5% either way for an estimate and this allows us to work backward to give us a SQM to work to based on specification (ie wanting a modern home, traditional etc).
