I am building a new house in Queensland.
I am a first home owner and there are few concerns over FHOG that I require clarification about.
1. My land cost is 435K + 314K (Building contract), But I haven't included Driveway in the contract. Does the first home grant also need to include landscaping, fencing and driveway?
2. What if I remove certain upgrades from the pricing of the contract and add them later as a post contract variation to meet the QLD FHOG requirements? It is only going to be few thousand dollars as I am only marginally going above in the build price. Does QLD government only look at the initial contract or variations as well?
3. I haven't included the landscaping, fencing and driveway into the build contract. Does the build contract need to include that in order to qualify for first home grant?

My understanding is that they use the contract price and you can perform upgrades later on.
If I were you, I would make sure to not go beyond the 750K threshold, including any variations (as variations are technically part of the contract).
You would have to contact them to obtain a definitive answer.
