Last few months we have been a lurker reading all ur posts and learning a lot. The last few months have been so stressful. We had to change our builders after putting in 9 months of our time, effort and deposit. We have an odd shaped block and most houses from project builders would not fit on our land. So after a long search, first week of November 2007 we had finalised with Ashford , paid a deposit , had a plan and estimates for the the new home, sold our house and moved to a rental property. The builder delayed the drawings by few months, gave us a new cost for the house in which was way over the initial cost (it was given to us after 6 months from when we paid our deposit). By this time after hanging around for 8+ months we were fed up and so walked away. We could not justify the increase in costs and not to mention we did not trust the builders promises with regards to time either. Though the same builder is building martyme's house and is coming along very nicely it just did not work for us. We went back to weekends of looking for builders who had plans that would fit on our land. We needed a house that would fit on our land, and have a guest bedroom downstairs. We were seriously considering PD marriott when we came across Roseleigh homes. They had a plan which we could change and satisfy all our requirements and base price was good too. We had to change the facade to be modern from the period style which they were happy to do. So put the deposit in July. . Have done all our selection etc etc and we are hoping to get the contracts this weekend Really hoping that it would go well from now on. This is the second time we are building. So far our journey with Roseleigh has been absolutely great - Response to all our queries has been good, Inclusions were not bad at all and their consultant - he has been absolutely a dream to work with. We are in the same boat as you, we have just started with a new builder after 8months with the old one. It is frustrating losing all the time with the 1st one but I think you have to move on, they are not thinking of you so don't waste time thinking about them.

This also happened to us Beegeers and we are moving on also after only 3 months. What plan are you looking at with Roseleigh? Homeone is a fantastic place to be able to share experiences good or bad and find the support to move on. Congratulations with your next step, it all sounds promising this time around. I just read about your dilemma - Can sympathise and hope your next plan works _ Know the feeling... We are going with a modified Canterbury - Their original is more of a period home with a lot of period features. Changed it all to suit a modern and made changes to add a WIP made kids bedrooms bigger just to name a few . They do not have a display home. We did visit a home built for another client and few other homes they have built for other people. Have uploaded our plans in the blog as well as a rough sketch of what the facade looks. Considering the odd shaped block which ours also is, I think you have got everything and more and it fits well.

The plans are great.. the only thing I'm wondering about is no bath in the main bathroom. If you have kids this would mean they'd have to use the spa.... You made the right decision to change builders. Your experience with ash***d is exactly the same like ours except the fact that we did not change builders because we thought we have wasted time and decided to soldier on. We coped the price increase and the delays and nearly two years down the line we have just passed lock-up and they are not willing to let us know the completion date despite contract completion date being two weeks from now. Sorry to hear about whats happening to ur home. We did wonder about u and what had happened. Hope they do better under the new management and u get ur home soon. Joles we decided against having a bath because our kids are now 12 an 7 and we felt theextended space of a bigger shower and a bigger benchtop and 2 towel rails would be better. We paid deposit and signed first tender in Dec 2007. It is end of Sept of 2008. We haven't got the DA approved yet. My friend goes to Bellmarch with us. They've broken up with Bellmarch and decided to pull out. They can't agree on the contract clauses and variation cost. We are still waiting the DA and final price from Bellmarch. But from my friend's experience with Bellmarch, we start to hesitate to go with them. We've already had some problems with them on various things. But we haven't met any serious things to break up with them. Eventually, we will receive the new price on various variation and need to deal with them for contract. From my friend's experience, there is no negotiation about the contract from Bellmarch. But that contract is completely on their side. Very tough... Anyone has much questions about the contract?
