Browse Forums Building A New House 1 Sep 19, 2008 8:25 am Hey Guys
I don't think i spelt Assest right but never mind We are set to have demolition start the week starting the 29th of September, i just remembered that I had heard people mention getting assest protection from the council for the demolition in which most of it will be returned if everything is ok. I thought the demolition company would organise this and I haven't been told by them that it is something I need to do myself. Should I be organising this? How do I go about it? Does it take long to go through? Thanks for any help Bel My karma ran over your dogma Re: Assest Protection from Council for Demolition 2Sep 19, 2008 8:32 am This is for a Sydney council, but we had to pay a $4000 deposit to council for potential damage to council property, ie, footpath, nature strip, curbs, road damage by the heavy machinery etc....
We got a refund of $2830 That means they've take $1170 to fix a small amount of footpath damaged by the heavy machines... DH just went directly to council to do this. Re: Assest Protection from Council for Demolition 3Sep 19, 2008 8:39 am Thanks Clarity - I just got off the phone to council, I'm glad our council is not as steep.
We have to pay $1000 bond and $80 for an inspection prior to demolition to assess any existing damage. They said I can go down to council now and organise it and they will have someone inspect the property today. Thank goodness for Stormy's blog otherwise I would have forgot about doing this!! My karma ran over your dogma Re: Assest Protection from Council for Demolition 4Sep 19, 2008 9:05 am Take plenty of photos of the area before the demo team come in. My neighbour had some issues with council. He had some works done and the council inspector said damage had been done and that they would have to pay penalties. When he told them he had shots of the area prior to works, and that he would lodge a statement alleeging ** on the councils part, they went quiet, and signed off on the area. Funny thing was that it was a council vehicle that caused the damage in the first place. Paula Re: Assest Protection from Council for Demolition 6Sep 19, 2008 9:46 am Thanks guys I will
So if I take photos of my driveway, the footpath in front of the house and the rooflines of the surrounding houses - this should be enough? ** buggers My karma ran over your dogma Re: Assest Protection from Council for Demolition 8Sep 19, 2008 11:13 am Don't forget the date setting on the camera, so that the photo shows the date it was taken.
For the demo I only paid $250 to the council for 2 inspections, that was the 2nd time we put the DA in for the demo, the 1st time they told me it would be $2750. I was really happy when the next guy told me the cost I paid it really quickly. We now have a blog. http://allaboutthebuild.blogspot.com/ Re: Assest Protection from Council for Demolition 10Sep 19, 2008 12:31 pm Thanks guys Will get onto it this afternoon
I have already paid and organised for it all. Just on a side note will I have to take out this same asset protection for building or does PD do that? My karma ran over your dogma Re: Assest Protection from Council for Demolition 11Sep 19, 2008 1:31 pm haywgl Thank goodness for Stormy's blog otherwise I would have forgot about doing this!! Glad I could help!! Mine cost me $1955. $155 for the permit, and $1800 returnable bond (provided nothing's damaged). I should take photos too this weekend, prior to demo. Bel, I had written on the form for the Council to add H3nley in the Asset Protection (it's in our contract for us to provide), and rang the council to make sure this was included, but on the return permt they have only listed the demo company. I refuse to pay for another, especially since the Council said I should include the builder as well as the demolisher, and the permit will last for 2 years! I guess a phone call is in order....again. On the form I had to fill out it had a space for me to name the builder and I did write Porter Davis, however, when it said what was the purpose for the assest protection I said Demolition....Maybe I should have put demolition and building of new home?? I wonder if this will still cover PD? My karma ran over your dogma Re: Assest Protection from Council for Demolition 13Sep 19, 2008 11:51 pm We had to pay $161 for the fee and a $600 bond. In hindsight I should have left the asset protection in place for the whole project as the builder overlooked it even though it was in the quote so I ended up racing down and paying it for the build later. I would have saved myself $161 if I'd just left it in place. Council have painted every tiny crack in the footpath with fluroscent pink paint so I doubt they could complain if there was any damage as there is little path that isn't sprayed pink. Fi has moved in!! Re: Assest Protection from Council for Demolition 15Sep 20, 2008 7:28 pm I ended up ringing the Council to check about the Asset Protection for the construction, and 'apparently' they will send out the Permit to H3nley, once the demo has finished and I have called them so they can send around an assessor to check for damage. The only one I had to deal with was the demo one...apparently! It does last 24 months, so as long as Construction has finished within that time (God, I hope so!), then I shouldn't have to pay for another.
Time will tell, I guess! Henley - Wilshire Mk 3 ... I love my house!!
