Browse Forums Building A New House Re: Site Cost 2May 23, 2019 5:29 pm Don't sign anything yet. Go and get your own soil test and go as deep as you can ie 3 metres or more down to natural if possible. Use the same engineer that Metricon use but you are the customer. Take that soil test BACK to Metricon and get a real fixed price quote and ask for discounts, you might be pleasantly surprised. If that salesman is being stubborn, call head office and complain, they will find you a new salesman. Sign nothing until the fixed price is loaded with discounts and specials. I did the above, works a treat. Don't use any other volume builder, Metricon are masters of the project build. Get an independent inspection done at EVERY stage and make sure they fix every defect. They will. Re: Site Cost 3May 23, 2019 6:05 pm I got Metricon to fix nearly every defect however the build time went from the contracted 42 weeks to 85 weeks costing an extra $85,000 in rent and interest. The HIA build time indication for a similar house is 33 weeks! Beware of Metricon’s delaying tactics when significant defects are found by your inspector and you don’t accept their verbal ‘assurances’ that everything will be fixed ‘later’. Frames need to be straightened before the plaster board is fixed onto them and invoiced, for example.
