Just a quick one - we had our site costs after our initial soil test (prior to the house being demolished) and they came back within our budget which is good. PD said they need to do a 2nd soil test after the house has been demolished and this could increase our site costs by up to $3000 if they need tree root barriers/piering etc For people who have had a 2nd soil test after demolition, did much change? Were you charged any extra? We are already a P class so our slab can't go up any higher and all the trees/roots on site are being removed with demolition so that shouldn't effect it, its only if we need this piering.... I really want to upgrade our kitchen cupboards and if our site costs stay down we can.... Looking for some others who have been there? Our 1st soil test came back as needing H class slab - great as that was what is standard with our builder. 2nd soil test came back as P, but we didn't need to upgrade the slab as such ... it turns out we just had to pay for however much extra concrete they needed to pour in to fill the gaps caused by the demolition & consequent P grading.... we ended up paying as extra $4500 for the extra concrete, that was it. Oh wow that is interesting - We have already need a HD class waffle slab and we are already classified as a P site so I don't think we can get much worse. We were however advised that we may be charged for tree root barrier protection - there will be no trees on our site, however, there are neighbouring trees. Has anyone been charged for tree root barriers before? What costs are involved? The other thing we may need is concrete piering,but we were told this would only be if there is alot of fill underneath the exisiting house which I hope is pretty unlikely. The first one was done before demolition and a massive gum tree about two metres from the old house was removed. We have so many concrete piers on our site I gave up counting them. Fi has moved in!! We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 24711 Thanks for your reply.
