Browse Forums Building A New House 1 May 17, 2019 8:21 am hi guys got a fixed site cost from a builder – is this OK FIXED SITE COST – FOUNDATION/SITE WORKS OFFER – GREENFIELD PREFERRED ESTATES ONLY Builder agrees to perform the requisite foundation and site works onsite for a fixed cost. The offer will include and is not limited to the following: • Earthworks and removal of excess spoil. • All classes of waffle-pod slab including 'P Class'. • Any rock excavation and removal necessary for the builder to perform the works to fulfil its contractual obligation. • Concrete Bored piers and concrete pump due to Rolled Fill placed by builder or due to existing fill up to 500mm deep if required. • Sleeper Retaining walls if required (timber). • Agricultural Drains and silt pits to base of cut if required. • Connection to sewer points up to 2500mm below natural ground level. • Riser pipe for future grated drain to front of Garage if required (for sites sloping towards rear). Conditions/Exclusions 1. EXISTING OR PREVIOUS DAM OR WATER CATCHMENT: a) The subject allotment is not to have or ever had any dam or water catchment existing or previously constructed thereon. Builder will provide a fixed cost once soil and survey are completed 2. UNDERMINING OF NEIGHBOURING PROPERTIES: a) The fixed site cost offer does not include cost associated with undermining of neighbouring properties. These costs will be outlined once engineering has been completed & any additional costs will be charged to the client by way of variation to the building owner. The builder reserves the right to re assess engineering should neighbouring conditions change prior to site start. 3. CONDITION OF SITE: a) The subject allotment is not to have or ever had any structure existing or previously existed thereon, except for boundary fencing. b) The owner is to provide the builder with a clean and clear site free of any debris, rubbish, excess soil or any remains from neighbouring properties. A clean and clear site is a site that is ready for construction to commence. 4. DEVELOPER'S ENGINEERING: This offer has been based on developers engineering information available at the time. Once the subdivision is complete, the builder will arrange a geotechnical report and contour survey. If the findings are discrepant with the original engineering information, or where the subject Developer has varied levels and conditions to those depicted on the engineering plan of subdivision provided with the land contract, the builder reserves the right to review the site/foundation costs.
