Browse Forums Building A New House 1 May 14, 2019 3:56 pm Hey guys, My Partner and I are due to settle on our land next week. The plan is: Land registers - 23/05/2019 Build Process Starts: 01/02/2020 Build Starts: 01/05/2020 (Build is delayed till then because we are getting married at the end of next year, and would like to have the house finished just before we get married) Between now and when the build starts, the land will be just sitting there unprotected for close to 12 months. My concerns: 1) Neighbors building before us. During excavation we end up with a lot of their soil and run off. This will add to our build cost. I understand that I can ask their builder to remove any unwanted items off my land, but I don't want to begin living there on a negative if the builder refuses. Just trying to avoid any confrontation. 2) Surrounding neighbors, renters etc deciding the land is perfect to dump their rubbish. Would it be worthwhile to hire temporary fencing for 12 months? What would the rough cost be? Also, a follow up question: Should I buy a lawnmower now? Will my land start to grow grass in 12 months? I don't want it to be an eyesore for my neighbors. Sorry for the long read! Thanks in advance First time builder Double Storey NSW Re: Temporary Fencing - Time between Registration and Build 2May 14, 2019 4:16 pm I would definitely fence your land to try and avoid illegal dumping etc. to give you and idea 48 lineal meters of fence costs around $130/month through SBS fencing and dont worry about the mower, your neighbours will be fine good luck Simeon McGovern Affordable Custom Homes, We design and build to your budget Ashington Homes www.ashingtonhomes.com.au Re: Temporary Fencing - Time between Registration and Build 3May 14, 2019 4:26 pm SejaeD I would definitely fence your land to try and avoid illegal dumping etc. to give you and idea 48 lineal meters of fence costs around $130/month through SBS fencing and dont worry about the mower, your neighbours will be fine good luck Thanks SejaeD I'll give SBS a call and see what they can do for a 12 month hire. It feels like a bit of wasted money considering if people just did the right thing, we wouldn't have to fork out $$$$. First time builder Double Storey NSW Re: Temporary Fencing - Time between Registration and Build 4May 14, 2019 5:06 pm I disagree on the mower. I would buy one when the grass starts to grow, before it gets too long to easily manage. Come spring the local residents won't appreciate a snake haven and a fire risk. I have seen the issue of unkempt blocks raised on our community page, it is something residents care about. I had great fun mowing our empty block, felt great to finally be mowing my own grass! If you're happy to wear the cost of the fence, I would get one. Unfortunately people are pigs. I own a 7000sqm lot in Schofields and as its on a very busy road I didn't bother fencing it. I kid you not, last year a neighbour convinced a major govt department who were doing road works nearby to build them a motor cross track on my site, complete with jumps and berms. It was an awesome design! anyway, as there was no soil classification ( ie we had no idea if the soil was contaminated) they had to remove it! anyway, the site is now fenced Simeon McGovern Affordable Custom Homes, We design and build to your budget Ashington Homes www.ashingtonhomes.com.au Re: Temporary Fencing - Time between Registration and Build 6May 14, 2019 5:22 pm bank I disagree on the mower. In saying that, I think a little bit of kindness and consideration goes a long way. It wont take me long to mow the grass to keep it looking neat. I've driven past plenty of lots that have been left unattended and it just looks like rubbish. Thanks for your input. So I know a good track when I see one. I cannot imagine the battle I would have in my head. Amusement at the track and rage at the fact that it's on my land.
