You want a horror story, I was quoted $75K by Adenbrook!!!!! I still ended up paying $28 with our current builder.
Cheer up, it could be worse. Re: BAD site costs given to me at tender :( 10Sep 19, 2008 10:02 am Just to clarify, P class isn't always the end of the world..... P class refers to anything unusual, it could mean fill on the site, or it could mean trees, or other factors.
Our site is classified P because we have trees on the block (they are over 30metres from the site of the house) but the soil itself is M class... and will need an M class slab. P can mean things other than soil quality. Jo I leave you to fend for yourself, figure things out yourself. Our site costs weren't that high but we have no easement. They were quite a bit higher than your standard though - what did your soil tests come back as? Ours were P and apparently we need concrete piering Hi gumboots, we are building in the same estate and the same stage too!! Nice to have someone building in the same area... So your soil test required you to have a P type?? woww, that looks bad... If you don't mind, what is your overall site cost?? Our site costs to fix with PD were a touch over $12k - apparently 'P' for problematic - something to do with unstable soil - and we would require piering. What stage in the building process are you? I thought P stood for piering .. which I thought were stumps Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31850 I am not sure whether Perth has its own way of doing things in regards to this.
