Browse Forums Building A New House 1 Apr 26, 2019 1:43 am Hi All, I'm a noob when it comes to the property market, so just if the gurus/experts can chime in and advise me, given the current market conditions if it's cheaper to buy new/established houses in the South East suburbs of Melbourne or has it remained the same more or less. I know vacant land in the developing estates has gone down, just not sure about new/established houses, also is it better to buy a house or build one? Cheers Re: Is it cheaper to buy new/established house in SE Melbour 2Apr 26, 2019 7:56 am Same storey all over again. There are many price hunters and very few value hunters. There is a very big difference between price and value but you do need to do a lot of homework and use diligence and intelligence to work this out. Anyone can be a price hunter, just look at the discount stickers (and be fooled by many) but what is better, 10% discount or paying 10% more for 1000% more in value? There is seldom value in the cheap end of the town but rather at middle and high end. There is no substitute for homework, hard work, diligence, persistence, intelligence and taking a long time in your hunt, if you do that then the luck will follow you. What are the elements of value in property? 1 location, location, location 2 price 3 income 4 potential 5 condition Good luck Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog I ended up going with 'Andrew Belic Construction Co.' https://www.instagram.com/andrewbelicconstruction/ 2 59686 Looking at some of the designs on websites, they are all selling very similar products.
