Browse Forums Building A New House 1 Apr 25, 2019 8:39 pm Hi All, Great forum, thanks to all the members. I have just started builder research and got quite a few quotes. Currently focusing more on Burbank and Aston Homes. I have a feeling that some of the Burbanks "upgrades" comes as a standard with Aston homes (like Remote control door for garage, NBN, Coloured concrete driveway). I see Burbank comes up with Council and Regulatory and Developer requirements which Aston homes or none of the other builders included on their quote, is that something that will be added by other builders at a later stage? Please let me know the best one to go for. BURBANK ($270,000) - 32.37 sq Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ ASTON HOMES - $243,000 (incl site cost) - 24.95sq Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Looking for suggestions to choose the best builder 2Apr 26, 2019 7:18 pm If I were you and tossing up between a couple of builders, forget about display homes and find some houses currently under construction. Obviously you won’t be able to go fully onsite but you can see a lot about a builder’s quality even from things like how tidy the site is, does the wall wrap look all torn and flapping around in the wind? etc If there is a roof on can you see if sarking is being installed under the tiles or metal sheets? If the slab has just been poured recently do they appear to be ordering materials appropriately? I sometimes see around here windows turn up before the frame is even up. To me it’s a sign of a site supervisor who isn’t very organised or way too busy (or both!). Even better if you can track down any clients that have recently built or under construction in your area, this will be a great gauge on the likely experience you will also have. Talking to sales people and visiting display homes is great for colour selections and picking certain items but not in my opinion for actually working out who to go with. They will just show and tell you what you want to hear typically. Anyhow good idea to come onto a forum like this to get more info, so good luck with future build. --------------------------------------------------------------------- Check our Homeone build blog here Re: Looking for suggestions to choose the best builder 3Apr 26, 2019 7:33 pm Thanks, darb74 for the reply. I am trying my best to get to their clients in and around the estate that I am planning to build, hopefully, will get one or two soon to understand more. Will do more in person visit and research. Have a good weekend Re: Looking for suggestions to choose the best builder 5Apr 27, 2019 8:21 am Aston is a significantly smaller home, so it’s difficult to compare. 7 squares equates to approximately $70000, Probably best to work our cost cost per sqm(or square), then look at what each company offers side by side. Looks like Burbank is cheaper per sqm but if council fees etc are not included, then you need to allow for that. Cost of upgrades can be significant, the big ones are tiles/flooring, electrical and Kitchen, ask for prices/estimates for those upgrades It comes down to your preferred design, budget etc Re: Looking for suggestions to choose the best builder 6Apr 27, 2019 9:38 am Thanks, gogo65, I understand comparing 25 with 32sq is not fair and agree that Burbank is slightly cheaper compare to Aston. However, Burbank's standards are way too low. Haven't got a chance to have face to face meeting with either of them (yet), Re: Looking for suggestions to choose the best builder 8Apr 30, 2019 8:30 pm Hi Adsf, I feel they are bit costlier than the volume builder. Their quote is not so transparent as well. Haven't gone back to them after the quote. It's mostly Burbank or GJ for me at this stage.
