Browse Forums Building A New House 1 Apr 24, 2019 9:32 pm Maybe I'm just being a bit paranoid because I've seen some of those Today Tonight/ACA reports on someone building a new house and termites destroying the frame before it is even built...But...I'm building 2x new investment units on a subdivision, there is a termite barrier on the slab in accordance with the relevant AS standard, and spray under the paving happening, but surely, modern frame wood would normally have some treatment against termites wouldn't it? There is evidence of old termite activity in the fence on the block, but they are not there now as far as i know. I was thinking about having a baiting system pout in after the builds are done. How fast do termites eat? As in, should I do something now, or is it safe to wait? New homes can be protected either by either using protected primary frame members or by barriers. If it is a slab then the slab if waste penetrations are fitted with termite collars it will be effective barrier to termite entry. Perimeter of the slab is protected by either physical or chemical barriers. Chemical barriers if it is a spray or reticulated system don't last and need to be replenished. The risks are that your barrier is damaged or incomplete and in any case that termites can breach or avoid the barriers and also unwise landscaping and housekeeping (lack of maintenance) that can create conditions favourable to termite infestation. That is why regardless of protection system used there can be no guarantee and the yearly inspections are required to maintain the protection and if the infestation is discovered the damage is limited rather than extensive. Termite damage is not insurable Your environment (bush) will increase your risk as will location. Termites are more voracious in hot and humid climates. Good building + vigilance and maintenance will reduce your risk but there is no antidote for bad luck. It's good to be on the ball but don't become paranoid about it. A good pest control company will maintain your termite protection system with annual inspections and their work should be underwritten by "timber safe" a policy that will cover their work up to 100K.
