Lot is in Elara Marsden Park (10 m frontage and 25 m depth). 2. Zero lot garage wall option. 3. Tavira three home from Mcdonald Jones has front width of 8.45m and back width of 7.4m. 4. We will increase the depth from 16.5m to 17.5m (need to leave 4.5m in front and 3m in back out of 25m). We are trying to understand the effect of increasing the width of this home 15cm (Resultant front width 8.6m and back width 7.55m) in the right hand side (The side in the picture where 16.5m is written). 1. Generally how this may look like (house height is 2550 mm) from front of the house? They do not have any display home for Tavira. 2. The space between fence and RHS wall will be 15cm less than the original design but will it be acceptable to the council, i.e. what is the minimum space requirement in this side and what is the minimum space towards the depth that we need to keep between fence and wall after the zero lot garage wall is finished? 3. We have 3m space in the back of the house but we do not want to keep the rainwater tank there, so want to put it in RHS of the house. 4. We are also thinking where we can put the rubbish bins if we place the rain water tank beside the master suite? Is it even allowed to do (placing the rainwater talk in the front section of the house) so? 5. After increasing the length of family + dining to one more meter (resultant 17.5m), we want to increase bed 2 depth from 2.8 m to 3.1 m. After the width and length extension, Bed 2 will be of 3.85 x 3.1 m. Original plan (before width and length extension) - Master Suite 3.5 x 3.3 (m) Bed 2 3.7 x 2.8 (m) Bed 3 3.1 x 3.5 (m) House length - 16.5m 6. We want to alternate the position of cooktop and pantry and put a window beside dining. Together with the info and questions above, how the plan looks like? Any suggestion is appreciated. If you are building with cdc for a single storey home you need a side setback of 90cm on each side https://www.planningportal.nsw.gov.au/u ... t/new-home From Blacktown council https://www.blacktown.nsw.gov.au/files/ ... pdf#page44 As your house gets narrower towards the back they may average it out so that if most of your side set back is more than 90 it may be approved anyway If your patio is going to be 35 sqm then that's going to need Council Approval. The fact that they previously approved your 25sqm patio will be irelevant 1 5503 Ask for some kickplate to be added and also for tradies to be requested to use lanyards on tools on that side of the building.
