It appears Metricon in NSW have had some extremely dissatisfied customers, yet we don’t seem to hear such negative reports in SA. And being our first home build don't want to have a bad experience. Re: Henley homes 4Apr 18, 2019 8:58 pm Like with any builder, you need to check the contract for 'hidden' Performance Solutions'. Henly had one a while ago that allowed for a 20mm recess for the Damp Proof Course. Many new home owners have not even heard of Performance Solutions and remain forever none the wiser. There are many Performance Solutions including weaker mortar mixes and water resistant rather than water proof finishes that are inserted into contracts by many builders now. No matter who you build with, it is wise to have an industry expert do a pre contract signing consultation to go over your contract, some accounting mistakes discovered by Homeone members building with various builders have been in the tens of thousands of dollars...double charges etc. Never be pressured to sign a contract straight away as so many are. Remember, no matter how much something was promised and agreed on, if it isn't in the contract, it didn't happen. A few years ago, Henley (and many other builders) were building homes in Victoria with non compliant roof stormwater drainage and because plumbers were signing off on their own work, building surveyors were accepting the certificates as proof of compliance.....as they do! The thread below shows how a new home buyer caught out Henley having built a house with non compliant stormwater drainage because they didn't know the regulations...nor did their plumbers. viewtopic.php?f=3&t=74618 New home buyers need to have a good building consultant doing stage inspections for them. You are most probably building on highly reactive soil and you really need to choose one carefully because they don't need any qualifications in Victoria. Who did you choose as your Building Surveyor (RBS) and the separate (different to RBS) Building Inspector (BI)? As I was in contact with some builders one of them said tha their recommended RBS and free provided BI was the exact same person Re: Henley homes 9Feb 20, 2023 12:07 pm The purpose of this review is to give a truthful and honest reference to someone who save up to build homes for their families. We signed up with Henley Homes around March 2021 and construction commenced in March 2022. We had the settlement in Nov 2022 and it was the time when serious problems started to pop up. One of the issues was heating and cooling. The Brivis system was installed by "All Air and Gas Pty Ltd" - a company which has 9 one- star reviews in Google reviews and is a contractor of Henley Homes. Workmanship was extremely poor. Water started to flood from the condenser in the ceiling to the floorboard after we turned on the air conditioning for a while. This is shown in the attached video footage. Besides this, the whole ceiling was basically destroyed with stain and dirty marking. The nearby timber floorboard started to pop up. We called up Henley Home Assistance for help as this new home was still under maintenance contract with the Builder. This was the time when nightmare begun. The Assistance Team is really good at passing the bugs by making couple of phone calls and got "All Air and Gas Pty Ltd" to call us. Work was never completed. We were intimated and yelled at as we called them to follow up on the fixing. BTW, I'm very sure after this review is posted, Henley Homes will certainly response with some positive sayings. However, lip service or flattery talk are cheap but poor workmanship as shown in the video is real. It is up to every individual's decision.
