We are building our first house. Our builder has put a large mark up on the earthworks. Originally estimated at $8k, but came back with $18k when presenting the contract to us. I then went and got 3 quotes, with the highest being $10k.
My builder said they would reluctantly allow us to organise our own earthworks, but it would void the structural house warranty. Is this correct ? We are in WA.

Well, earthworks are always unpredictable and hard to estimate, this is why they are generally charged on hourly basis and not on fixed cost basis (unless they seriously overcharge to include all possible contingencies).
The warranty won't be voided if your builder hires your earth working guys as their subcontractor and as long as they are insured. But, obviously, he will be reluctant to do so.
