Browse Forums Building A New House Re: Rawson Balmoral 38 MK1 - Newcastle NSW 101Mar 16, 2020 8:14 am Week 41: We had electrical fitout completed (we had all powerpoints data points light switches etc installed but all lighting fans etc we just had provisions put in so we can do them ourselves after handover to save $) Plumbing fitout partially completed (still waiting on showerhead in ensuite showerscreens) all toilets baths faucets etc are in) We had our stegbar glass windows installed that have been about 4 months & some brickwork underneath glass windows finished off Driveway scraped and formwork put up with pathway to side door (front door in our case as the MK1 utilises a side entry) WIR fitouts completed (just shelf and clothes hanger rod by rawsons - we will organise doors shelves drawers after handover) We still have yet to have the incorrect garage door removed, the correct replacement should be due this week... We're really happy with the amount of progress done in week 41, which is a welcome change as we;re use to snail pace... Discussing with our S/S he has stated we should have completion in 6 weeks time (week 47) and then handover two weeks after that (week 49) So by mid may we should be due to move in, we had started end of may 2019 so it's been a long time in the making! I've looked back and you didn't post many photos with insulation and before lining, but do the internal walls (say bathroom) get any insulation/sound deadening material in there? I know they had an offer where you could put some sound insulation in some rooms, but wondering about the other walls. It's a polytec benchtop which matches the laundry benchtop. I would have preferred stone my wife wanted polytec. I didnt mind either way think we got a small credit as it was cheaper than caeserstone. Our S/S is trying to expedite our handover due to current corona virus pandemic in case trades etc shut down... We had wall insulation in our bathroom as I remember they forgot to put a niche in one of our bathrooms, they cut wall out and left big hunk of insulation on the floor the same height of our niche... Our Security fence was removed to allow access for concreting looks so much tidier now also! Thankfully I had a meeting at the site with our SS today I had noticed that the ensuite shower cubicle has a bulkhead which eats into headroom. Not normally an issue I imagine but I'm rather tall at 200cm tall and had specified all showerheads to be installed at 2100mm high (which wouldnt be possible due to caroma shower head design used as ceiling height with lowered bulkhead was probably only 2050-2100 high in itself) There was a variation raised for this and it clearly stated on the plans showerhead heights, annoying thing is the rawson plans dont give you a 3D view of the floorplan layout which didnt clearly show the bulkhead in the ensuite shower cubicle. Funnily enough the display home didnt have this feature either... One of the reason Rawson has added bulkheads was due to plumbing/fall of lines etc. Something that only becames apparent to them during the build. That bathroom wall with insulation is an external wall correct? Any idea on an internal wall? I'm pretty sure the tender doesn't mention any type of sound deadening etc in internal walls, but interested to see if you had any. It would be nice to reduce the sound but maybe not really much of a issue in practice. I guess from an acoustics point of view it may have some benefit, probably wouldnt cost too much more to have these walls also lined with sound insulation? Here in NSW due to the Covid-19 pandemic we're keen to get in ASAP before we go to full lockdown (it would be devastating if we were 99% complete and house sat vacant for 2-3-4-6 weeks due to trades/construction industry lockdown) but fortunately this week the experts are stating they're starting to see 'flattening of the curve' so I'm really hoping we can get this house over the line in the next 2-4 weeks! It also puts us in a tricky position, we'll just have to accept house with defects instead of holding off until everything was rectified before handing over our cash... Things coming up really nice mate. I hope you should get the handover as soon as possible. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We had an issue with shower height being incorrect (we had on plans all heads to be at 2100mm high) they had to lower the original pipework to fit the showerhead in the below the bulkhead. I'd picked this up on an inspection with S/S, so the bulkhead was removed so it could be raised up to correct height. Unfortunately the guys took bulkhead out then installed showerhead with the revised plumbing which was too low, so the tiles etc will have to come off and they need to raise it back up to where the original plumbing was :S (I knew straight away looking at it, that it was too low pretty disappointing but damn...) Chasing this up with our S/S he's stated the supplier doesn't have stock. This is surprising considering when you lock your tender in and pay they say everything is locked in and ordered. Hmm yeah I'll invest in a roborock I reckon, the wife doesn't like mopping floors much Not the end of the world, but you'd think they'd get it right the 2nd time, like all S/S I guess they're stretched over a lot of builds all at once instructions to trades not clear enough and probably just done over the phone instead of in person looking at the job? I do sympathise with our S/S but yeah.. Yeah it's a tricky scenario, as I wouldn't expect they'd let us move in until final invoice is paid, and I'm definitely not paying that without an A/C installed! We have very similar tiles, vanities and tops in the bathroom. Interesting I see you have stegbar windows. We were told they weren’t using them anymore, which brings me to another point. You won’t have the same issue as your block is flat but, they should have taken that blue stuff of the windows before the scaffolding was removed. They didn’t take ours off and then we’re stuck and couldn’t get the upper floors off as they were very high. As they punted stegbar the other window company refused to do it as it wasn’t there problem. We have very similar tiles, vanities and tops in the bathroom. Interesting I see you have stegbar windows. We were told they weren’t using them anymore, which brings me to another point. You won’t have the same issue as your block is flat but, they should have taken that blue stuff of the windows before the scaffolding was removed. They didn’t take ours off and then we’re stuck and couldn’t get the upper floors off as they were very high. As they punted stegbar the other window company refused to do it as it wasn’t there problem. Our build started in May 2019, I noticed our neighbour two doors down by memory didnt have stegbar (they started 2 months or so after us by memory) Yeah I told S/S about this months ago, and even again recently just said they'll use ladder to get it off and cleaners will do it when they wash windows etc So hopefully they bloody do it! The shower screen was installed and replumbing for the shower head. Having carpet down finally has the build looking like a house! We're really happy with how it turned out, worth paying extra for them both as the visual impact is stunning in my view.
