Browse Forums Building A New House 1 Apr 09, 2019 1:05 pm I thought I’d take the time to try and share our experiences as we build our Rawson Balmoral 38 MK1.
We had been looking to buy a pre-existing built house for a few years, but if a house did pop up for sale that we liked it sold ASAP and we would have to sell our two houses in return to finance the purchase.. I felt that the prices were a tad inflated for what we could buy (most houses were 20+ years old and needed major renovations) and being somewhat ‘over’ renovations and living in a house that was never finished and the fact that most houses that were renovated they weren’t done exactly to our tastes.. Therefore I felt that building a new home was the best method as we could have everything how we wanted it (I soon realised that building sure has its compromises also and we wouldn’t be able to afford all the luxuries we wanted!) Finding a block of land that is flat relatively affordable and big enough to build on in the area of Newcastle we wanted to live was extremely difficult.. Fortunately a subdivision had popped up, on the initial release we didn’t purchase a block as we hadn’t sold the rental property and at that stage we baulked at the block sizes (a tiny 450sqm which was difficult considering the current property is double the size) but by the time the 3rd release had popped up we’d sold our rental and we decided to compromise with a tiny 450 sqm block. The first initial 2 releases had wider blocks 14 metre frontages, whereas our block was only 12 metres wide (albeit much deeper and we also had the bonus of rear lane access which could be handy) Being such a narrow block this really made things difficult as most of the typical home designs suit 14 metre wide frontages… Also since our block backs onto existing residences we had building envelope restrictions on the 1st floor (900mm setback from ground floor walls, and the depth of the 1st floor was restricted to 1500mm setback as it overlooks existing residences..) Unfortunately at the time of deposit for the block obviously we were aware of the narrow frontage, albeit the building envelope restrictions we weren’t aware of as we had to wait for the developers to gain council approval for the plans and then once approved a long 18 month wait for the developers to clear land install roads, plumbing drainage etc We had purchased the block in May 2017 and back then the agent had forecasted they’d be completed by Oct-Dec 2017. As often is the case things take longer than expected and it wasn’t completed and registered until Nov 2018! We had tried a few building companies McDonald Jones wouldn’t work with us at all to modify their existing design to suit our building envelope requirements (we were looking the Tulloch and wanted to widen the house and remove front balcony etc). We were really restricted and unfortunately the two home designs we really admired were the Masterton Tempus Elite & Rawson Chifley which both wouldn’t fit on our block. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We were drawn to Rawson homes as all of their display homes we had looked at, we always felt that their fit and finish of their display homes were great and some of the included extra’s in their promotions really made them to be great value for $ (Bradford solar pack with tesla battery etc etc) We were looking at a few of their home designs to try and squeeze on the block and decided to drive to Sydney to look at their homeworld display at the edge and the balmoral. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We were really impressed with the edge, and its wow features (that staircase and floor to ceiling windows) but after thinking it over we felt that the Balmoral 38 was a more practical home. The floor to ceiling windows whilst stunning, facing the west would be quite hot in summer, offer our neighbours a birds eye view into our property and having a toddler my wife was petrified of her falling down the stairway.. I personally didn’t quite like the layout of the 1st floor in the edge with the extravagance of the master bedroom retreat (I’d prefer a conventional dedicated family room) and the first floor leisure room felt awkward to me with its layout. Also the kitchen for quite a large home felt somewhat small with minimal bench space (loved the breakfast bar off the island bench though!) whereas the Balmoral 38 on display had the optional butler’s pantry & with this it provided plenty of bench space/cupboards etc We also liked the fact that the Balmoral MK1 due to its side door entry allowed for a guest bedroom and 2nd family room on the ground floor (something we had wanted) We had then decided upon on the more practical Balmoral 38, but our next hurdle was the facade choice. The elite facade on the edge looked quite nice but for the price ($50k plus $9k for the sexy garage door) I don’t think it was worth it. Whilst it was a modern design I also felt by the time we built it, it would look somewhat outdated also.. The majestic facade was probably the wisest choice in terms of BFYB ($15k) and due to its contempary yet somewhat boring (IMO!) design it could possibly still look somewhat fresh in 10-20 years. Since we’d loved the Chifley since day 1, we decided upon taking certain elements of the Chifley metro fascade and incorporating it for the Balmoral 38 MK1. An enquiry was submitted to head office and they approved it, so then we committed to the Balmoral MK1 38 with a custom trend fascade. The difficult thing was committing to paying the fee’s to get an idea of how it would look. Even at the tender stage we still didn’t have a decent plan of the fascade! But thankfully whilst it’s still a comprise (something unfortunately I soon realised we would have to do quite a lot of to ensure the constructions costs didn’t blow out!) we’re happy with what we have and it was quite a fair margin cheaper than the elite fascade! ($30k) Due to our building envelope restrictions we had to remove 5th bedroom and 4th bathroom (we didn’t need them anyway) and this gave us a $17.5K refund. Changed layout slightly with bedrooms 3-4 and added WIR for our daughter’s bedroom. It’s really been a long drawn out process, and to be honest I’ve been happy with Rawsons so far. There have been plenty of times where things have gone wrong, but eventually we’ve been able to resolve things. From one perspective since you’re spending a rather large sum of $, you expect the building Co to bend over backwards for you and ensure they’ve got everything correct and since Rawson’s staff deal with this day in and day out you’d think there wouldn’t be any mistakes… But on the flipside they’re extremely busy and juggling multiple builds at once and each build is unique so I can understand how things can get forgotten or mistaken and unfortunately at the end of the day the onus is on the customer to ensure that everything is in order. So my advice for any would be for anyone looking to build, during the quotation tender stage take notes, always prepare a list of questions before each appointment, write down answers on a notepad (as you may forget) Since we made a great deal of changes to the house (custom fascade, made house longer, removed bedroom, bathroom, narrowed 1st level, upgraded butlers pantry etc etc) I’d expected for the quotation to get this all sketched out. Our sales staff didn’t have the time, so basically I done a rough mock up myself with all notes etc required this helped immensely, as it seemed our sales guy had no time for us… Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So whilst at times it was frustrating, you have to remember that mistakes happen and it’s essentially it’s your responsibility to ensure everything is in order before signing off. So study that tender, scrutinise every page, and do not under any circumstances take a verbal comment like nah it’s OK we’ll add that to the plans later, ensure that you get any changes or missing items in writing and make them add it in the tender. By doing so and studying that tender this could save you a lot of time and $ for your budget later on when you get a nasty surprise that oh that’s not included, I’m not sure how we missed that and your tender prices goes up by $15-20-30k… Rawsons have a good reputation, and definitely are relatively open and upfront. Speaking with other people whom have built with them, they’ve had positive experiences it seems if you have a standard home off the plan you wont have any issues, but when there are multiple changes this is more difficult to manage and things can unfortunately be a headache. They’ve always come through for us when things didn’t go to plan and we were able to resolve our issues (well during admin, hopefully construction is the same!) I’ll also suggest don’t just accept their charges for their mistakes oversights, on numerous occasions I’ve been able to negotiate the price to be no extra cost where it has been their fault. The rawson sales/tender team handover process in our experience was less than ideal with some niggly issues, and oversights but once this was resolved the tender and selections process was really great IMO. We had a clear vision what we wanted for interior external colour selections so breezed through those but I struggled with electrical, and was totally unprepared with the electrical appointment. Upgraded to urban one chiffon bricks from Austral (loved these bricks as used on Masterton tempus elite fascade and didn’t really find any other bricks that we liked) $999 I wanted a deeper garage, so we added 1000mm to the depth of the garage, so I can have a workbench and storage shelves/cupboards. As a result we’ve also had to add 1000mm to the dining area to push the other side of the house down $6k Squareset cornices throughout both levels $4k Raised 2600mm ceiling ground floor, standard 2450mm first floor (I kinda wish I paid extra now to go with 2600mm high upstairs also, we were trying to keep costs somewhat within budget) $5.3k Upgraded butlers pantry with glass splashback as per balmoral MK1 38 display home at homeworld kellyville $12k Upgraded sliding cavity door with trans glazing to laundry $730 Upgraded carpet and flooring (EC derwent valley rift & dyna core laminate spotted gum 2200mm long boards x 200 wide) $4.6k Managed to keep tile selection rather standard, smart wastes were included as standard only upgraded tiles etc amounted to $1305 Went with carpeted stairs for safety and they’re also a lot quieter and of course cheaper (I love the $30k display home staircases though!) added victorian ash floor to ceiling slats, added landing to stairway, and modded stairs to accommodate (mainly for safety reasons once again) $2250 Also snuck in a little storage area under the stairs (we received $8000 stairway allowance credit in the end so this worked out great) Removed centre pier in alfresco (to open up narrow area) $750 Removed voids for safety (my wife was concerned our toddler may climb up and fall off/into void) plus the void takes up floorspace on first floor Large floor to ceiling windows in living area on ground floor fascade, we decided to have sliding doors installed here for ease of access into the house for large bulky items as the balmoral 38 MK1 has a side entryway, and we only have 900mm from fence to the house. (by memory this was a no cost option which was great) Decided to move dishwasher to butlers pantry and have large sink in butlers pantry to maximise bench space on island bench (small single sink on island) Upgraded to Electrolux microwave with oven functionality (to rawsons credit they accidently advised this was a no cost option, upon realising their mistake they honoured it) free! Upgraded to Electrolux pullout rangehood (still a crap rangehood albeit slim pickings from the rawson range and the AEG options weren’t that great IMO-they wouldn’t let me select from winning appliances from another brand etc) $225 Kept 900mm standard Westinghouse cooktop, upgraded to 11.6 KW wiring circuit so we can drop in an induction cooktop after handover (there’s a neff cooktop that will drop into Westinghouse cutout) $265 Hafele LED strip lighting under overhead cupboards above cooktop $890 Finger grip pull kitchen doors/drawers $900 Upgraded to drawers in kitchen rather than shelves down below alongside cooktop Caroma invisi toilets (in wall concealed cisterns) $2.7K Added WIR to Bed 4 We had to squeeze in rain water tank somewhere, since we have such a small amount of room beside the house we didn’t really have anywhere else to put it, decided to place it against wall where guest bedroom is. We changed the window design so that its up higher and is a letterbox slot style window (to avoid the RWT blocking the window) 60mm anticon roof blanket (should be a tad quieter and from what I’ve researched also aids with cooling/heating somewhat also. Seems most guys recommend 80-100mm anticon but rawsons said they only use 60mm (apparently the thicker anticon takes more work during installation) $1500 With the 20kw daikin I wanted to use iZone or something similar but unfortunately it was too much hassle. The local installer is a hitachi dealer, they wanted me to ask rawson to take off cost of daikin and they’d install a hitachi system… I explained that wasn’t possible and they basically said sorry we don’t deal with daikin so cant offer iZone for you… So I decided to just go with separate daikin controller downstairs (main controller upstairs) and 4 zones. Re: Rawson Balmoral 38 MK1 - Newcastle NSW 4Jun 03, 2019 9:26 am Construction has officially commenced for us after what seemed like an eternity! we purchased our block off the plan May 2017, was supposed to be completed Dec 2017 but took until Dec 2018. Admin stage of our home with Rawson's took many months also, and unfortunately we did get slugged with overdue fee's. So some words of wisdom would be to pay the $2k for the 'insurance' to extend the contract period, I cant see how many if any homes would get through the admin phase in Rawson's contract period of 6 months TBH... considering council takes 4-8 weeks and it takes rawsons weeks to do a simple drawing change. In our area (Newcastle NSW) we've had bugger all rain this year, so we're also hoping for a dry remainder for 2019! Received a call from our S/S (1st time he'd contacted us after receiving his initial email to basically say hello) and they have an issue that the alfresco stacker doors were 80mm too high. The rawson design team had made an error and basically the steel frame was sitting too low.. Dissapointing as we had a $1700 variation to raise the height of the windows in the dining room family room with recessed sill for stacker doors to have a similar height.. We've had windows and sliding doors and walls etc all damaged by different trades at different times. Even today I found that the people that dropped off our appliances placed the extremely heavy pergola on the very flimsy aluminum rung on our garage door to keep it closed. Yeah likewise we went to a lot of trouble to incorporate elements of the chifley in our fascade, then we find out there's an actual chifley with a metro fascade getting built across the road from us! In the small downstairs en-suite of course with no other black items in it. 😂😂😂🤪🤪🤪 It’s our first build as well but I’ve just kept on eye on everything that gets done. We still don’t have all our downpipes and none of them are tied into the storm water. Trouble is I bet the guys do a rush job since no-one likes doing the same job twice Hmm is your S/S saying the DP's will be eventually? Whats on your plumbing drawing? We have it clearly outlined in ours (being a new subdivision may be different to a KDR?) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Rawson Balmoral 38 MK1 - Newcastle NSW 12Aug 05, 2019 10:21 am Week 10 Unfortunately not much happened for two weeks, then last week they started putting all the windows and the replacement alfresco sliding doors in (an error was made with the height and they didn’t fit) and our first floor framing started to go up along with our windows. Bricks have been delivered, we went with austral chiffon as I love the different colouring within the brick once laid. So hopefully the roof trusses go up this week, and we may see some brickwork action possibly... These are the type of things a novice like myself can easily miss! I did notice that the timber used for one of those noggins was a bit ordinary, but apparently council frame inspections are pretty thorough and will identify any issues (well fingers crossed!) Make sure they remove that blue film from all of your upper windows before the scaffolding comes down. With stuff like this you'd feel like you were belittling them if you were to say hey before you remove the scaffolding how about peeling off the protective shielding off the glass hey? You'd think since this wouldn't be their first build they would have across this before... Can they get a cherry picker in to do it? Hardest bit is above the garage and they just poured the driveway so no one going on there for at least two weeks with a cherry picker. It is a joke. You really have to micro manage.
